The Promenade Towers – Tenant Move-In Requirements & Fees Fees Paid by Tenant: Application Fee: $350 (non-refundable, paid before screening begins) Move-In Fee: $550 (non-refundable, paid prior to move-in) Renter's Insurance: Required before move-in Qualification Requirements: Housing-to-income ratio must not exceed 30%. Combined housing and debt-to-income ratio must not exceed 38%. A minimum credit score of 660 is required for all applicants. Screening & Documentation: All applicants must consent to and pass a criminal background check conducted by the Promenade Towers Mutual Housing Corporation. Two different written forms of income verification are required (e.g., W-2 and pay stubs, or pay stubs and an employment verification letter on company letterhead with supervisor's name, title, and contact information).
