House-trained pets are welcome for a $150 per pet per stay fee. Please register your pets during booking and clean up after them in the backyard. Parties or large gatherings are not allowed; only registered guests are permitted. Quiet hours are observed between 10:00 PM and 9:00 AM. The home features a fully loaded kitchen with pots, pans, silverware, kitchen utensils, plates, and much more, perfect for preparing meals. It includes a large dining table, a kitchen bar area, and a breakfast nook. The large living room boasts a 75” Smart TV and a sound system, with a gas/wood fireplace for cozy nights. Enjoy the Media Room with a full-size pull-out sofa bed, a 65” Smart TV, games, books, and puzzles, as well as an office desk. The first-floor patio overlooks the pool and backyard with seating and dining areas, while the second-floor patio offers seating with spectacular lake views. House-trained pets are welcome for a fee of $150 per pet per stay. The base nightly rate covers the first six guests; starting from the seventh guest, there’s an additional fee of $39 per guest per night. The fifth and sixth bedrooms will be opened for groups of 8+ and 10+ guests, respectively. Pool towels are not provided. A gas and coal grill are available for cookouts, with propane provided. Kayaks are available for use, with life vests required and provided. Conveniently located just 36 miles from DFW Airport, 20 miles to downtown Dallas, and 37 miles from AT&T Stadium. Rowlett offers attractions like Ripley’s Believe It or Not Museum and Six Flags Over Texas. The neighborhood is quiet and safe with sidewalks for walking, and is close to the freeway, shopping centers, and restaurants. A Walmart is just 1.7 miles away. Absolutely no smoking or vaping is allowed at the house or near open doors or windows; a violation will incur a $500 fine. Indoor smoking is strictly prohibited. Smoking outdoors on the property is allowed, but cigarette butts must be properly disposed of. No events or parties are allowed. Quiet hours are observed between 10:00 p.m. and 9:00 a.m. Unregistered guests are not allowed, and extra guests spending the night that are not accounted for could generate extra fees. All cars must be parked in the property’s garage and/or driveway; street parking is strictly forbidden. Weapons of any kind are strictly prohibited on the property. The steam shower is out of service. The pool is not heated. There is an independent guest house on the property that may be occupied by other guests during your stay. Check-in time is from 4:00 p.m. onwards, and check-out time is at 10:00 a.m. max. Garbage is picked up on specific days, and guests will be informed the night before to leave trash out from 7 p.m. onwards. Stained sheets or towels must be paid for to replace them. Any violation of house rules could cost part of or the entire security deposit and potentially lead to non-refundable cancellation of the reservation. The Media Room includes an office desk for work-cations. The pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. For security, there are two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. There are no cameras inside the house. This home features a garden area, and while pest control measures are in place, you might encounter wildlife in the yard and occasionally, outdoor insects may appear indoors.
