No dangerous breeds permitted (e.g. doberman pinscher, pitbull, rottweiler). Tenant responsible for maintaining yard and cleaning windowsills on a semi-annual basis to prevent mold. Minimum financial criteria of 740+ credit score and 3:1 income to rent ratio (negotiable). If an applicant lacks a U.S. credit history due to immigration/citizenship status, alternative identification and proof of financial responsibility will be accepted. 3:1 income to rent ratio and predicable income source(s) required. Applicant must provide last 3 months' pay stubs with application. If an applicant does not meet the financial requirements, an additional gurantor or security deposit may be required. References from previous housing provider(s) required for a minimum of 2 years showing that each applicant can demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition, and not having a pattern of complaints from neighbors. Criminal History: We perform an individualized assessment of any adult with criminal convictions and any adult listed on a national offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
