Greensboro is great because it has the charm of living in a small community, but all the amenities you'd expect with a large city. The streets are lined with trees, and there are a number of different neighborhoods that are not only affordable but extremely beautiful and welcoming.
To help you get started as you look for a home in Greensboro, here are 10 of the most affordable neighborhoods and an honorable mention (as well as why I, and my family who live there, love them).
1. Downtown Greensboro
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $815 | $675 | $865 |
| 1 Bedroom Apartments | $1,445 | $695 | $2,058 |
| 2 Bedroom Apartments | $1,477 | $624 | $2,511 |
| 3 Bedroom Apartments | $1,279 | $605 | $2,919 |
| 4 Bedroom Apartments | $967 | $579 | $1,400 |
There is no better place to be a part of the action than in Downtown Greensboro. There are plenty of apartments to rent there, and you'll be surrounded by art, entertainment, and culture. You can walk to LeBauer Park, the Greensboro Cultural Center, and First National Bank Field, so if you're active with friend groups, this is a great, centralized location. Even better, it's just a couple of minutes from I-40 and US-220, so if you need to go out of town, you can quickly and easily.
2. Glenwood
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $815 | $675 | $865 |
| 1 Bedroom Apartments | $1,433 | $695 | $1,779 |
| 2 Bedroom Apartments | $1,580 | $624 | $2,462 |
| 3 Bedroom Apartments | $1,204 | $605 | $2,919 |
| 4 Bedroom Apartments | $822 | $579 | $1,300 |
Glenwood is another neighborhood in Greensboro that has a lot to offer. It's better for students and has a younger population; it's very close to the University of North Carolina at Greensboro (UNCG). This area is highly walkable, and you can find anything from historic homes to studio apartments for rent. If you do need to get out of the area and prefer not to have a car, you can use the public transportation provided by Greenboro Transit Agency. GTA has many routes all over the city, a number of options for different fares and passes, and even supports access for riders with disabilities.
3. Fisher Park
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $811 | $675 | $865 |
| 1 Bedroom Apartments | $1,420 | $695 | $1,779 |
| 2 Bedroom Apartments | $1,509 | $624 | $2,462 |
| 3 Bedroom Apartments | $1,774 | $1,190 | $2,919 |
| 4 Bedroom Apartments | $822 | $579 | $1,300 |
If you love old architecture and history, Fisher Park is the next neighborhood to explore. According to my family, this is the area where you're going to get a more residential feel while still being only a few minutes from downtown. So, if you want to be in a relaxing environment with the option of popping out with friends without a long commute to join them, Fisher Park can be a good choice.
4. Warnersville
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $815 | $675 | $865 |

| 3 Bedroom Apartments | $2,478 | $1,195 | $2,919 |
| 4 Bedroom Apartments | $822 | $579 | $1,300 |
Warnersville is unique in that it is one of the oldest African-American communities in Greensboro, and it was recognized as Greensboro's first Heritage Community in 2015. There, you have to recognize that there is strong historical significance to the neighborhood, which is something that is highly beneficial if you're renting or buying with an intention of building community and respecting history.
5. College Hill
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $815 | $675 | $865 |

Directly next to UNCG is College Hill. This is the oldest neighborhood in Greensboro and is beautifully filled with Victorian homes. You'll also find some student apartments and brick homes in this area, which means it's a bit of a mixed-age neighborhood, too. This neighborhood is bordered by Tate and Elm Street, making it easy to get to local shops and the campus.
6. Latham Park

|---|---|---|---|
| Studio Apartments | $818 | $675 | $875 |

7. Arlington Park
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|

| 3 Bedroom Apartments | $1,901 | $1,299 | $2,919 |
| 4 Bedroom Apartments | $967 | $579 | $1,400 |
To the east of downtown is Arlington Park, which is a suburban area close to shopping, schools, and parks (Barber Park is in this part of the city). This neighborhood was in high demand in the 1920s and 30s, and today, the community is working to build it up again. Right now, the community is creating "The Village" at Arlington Park, which is a residential community of twin and single-family homes. It will also have a 4.4-acre public open space to give people access to the outdoors.
8. Cumberland

| 3 Bedroom Apartments | $1,740 | $995 | $2,919 |
| 4 Bedroom Apartments | $856 | $579 | $1,400 |
Located close to Interstate 40 and bordered by Gate City Boulevard, Cumberland is a good choice for those who need to commute to work. In this part of the city, you're going to find the Four Seasons Town Centre Mall. Additionally, this area has some nicer duplexes and apartments, which can be great for working professionals and/or those with families.
9. Southside
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $815 | $675 | $865 |

| 2 Bedroom Apartments | $1,750 | $624 | $2,462 |
| 3 Bedroom Apartments | $2,478 | $1,195 | $2,919 |
| 4 Bedroom Apartments | $822 | $579 | $1,300 |
In Southside, you're going to find some very unique homes. The area is a historic district, and old mill homes are still present (though they have been renovated to give them a modern touch). You can walk to Elm Street from this area, which is great because you'll be able to get to a number of local shops and restaurants without a car. You can also get to the Southside Recreation Center on foot, which is great if you like to be active.
10. Rainbow-Meadowood

11. Lindley Park
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $675 | $675 | $675 |
| 1 Bedroom Apartments | $1,136 | $695 | $2,058 |
| 2 Bedroom Apartments | $1,197 | $850 | $2,511 |
| 3 Bedroom Apartments | $871 | $605 | $1,375 |
| 4 Bedroom Apartments | $1,300 | $1,300 | $1,300 |
Out of all the neighborhoods I've been to in Greensboro, one that I like the most is Lindley Park (and I'd like to give it an honorable mention here, though it is a little pricier than the previous 10 neighborhoods). The nice thing about Lindley Park is that it's so diverse; it has vintage stores, charming historical homes, and awesome places to eat (Freeman's Grub & Pub comes to mind). I'm also a big fan of the Greensboro Farmers Market and The Corner Market, which is located in Lindley Park and takes place every Saturday all year.
Every neighborhood in Greensboro has its own unique aspects, whether you opt to live in a historic area like Fisher Park or opt for College Hill to be close to UNCG. With all these affordable options, I have no doubt that you'll be able to find the perfect place to call home.
