Overland Park sits just southwest of Kansas City. Located in Johnson County, Kansas, it has a reputation for being well-kept, highly livable, and full of the kinds of everyday conveniences renters tend to appreciate once they settle in. It’s the sort of city people often mention when they want suburban comfort without feeling cut off from the action.

There’s a lot here beyond quiet neighborhoods and office parks, too. Overland Park is one of my favorite spots for shopping and dining options. With spots like Oak Park Mall and Corbin Park giving residents easy access to retail, restaurants, and entertainment. The city is also associated with beautiful parks, walking trails, and polished public spaces, which help make it feel a little more elevated than your average suburb.

Key Benefits of Living in Overland Park

Convenience is the biggest perk that comes with life in Overland Park. If you work in Kansas City but don’t necessarily want to live in the middle of it, this is one of the easiest places to land. This city has lots of access to major roads and highways, so commutes into Downtown KC are generally only 15 to 20 minutes, depending on traffic and your exact location. Overland Park is huge, so if you’re on the south side, your commute may be a little longer. And that’s if you even need to commute outside of Overland Park. This city is known as a major business hub in the area, with plenty of job opportunities within healthcare, technology, and other sectors.

Another advantage is that Overland Park offers some of the best shopping, dining, and everyday amenities in the metro. Grocery stores, coffee shops, gyms, retail centers, parks, and medical offices all tend to be close at hand.

Of course, the trade-off is that Overland Park isn’t usually the cheapest surrounding city in the metro. There’s a lot of variety here, so while you can find more affordable apartments if you’re willing to hunt for them, in many cases, you’ll pay a bit more here than you would farther out.

Located southwest of Overland Park, Olathe is one of the fastest-growing cities in the Kansas City metro — and definitely a place more renters should consider. It’s close enough to the rest of Johnson County to feel connected to shopping, dining, and business hotspots like Overland Park, but often offers better value than some of its more established neighbors.

Olathe is known for being practical, family-friendly, and a little roomier than some of the denser parts of the metro. It doesn’t always get the same attention as Overland Park, but that can actually work in its favor. Renters who look here are often pleasantly surprised by how much space they can get, how many newer apartment communities have popped up, and how easy it is to settle into everyday life here.

Affordability is one of Olathe’s strongest selling points. Compared with some of the more in-demand suburbs nearby, renters can often get more square footage or newer features for the same price or less than pricier areas of KC.

About 40 to 45 minutes west of Kansas City, Lawrence brings a totally different energy to this list. Unlike many nearby cities in the greater Kansas City area, Lawrence feels like its own world. Best known as the home of the University of Kansas, the city has a strong college-town identity, but there’s much more to it than campus life alone.

Lawrence is known for its personality. This town is so packed with character that it's easily one of my favorite spots for a day trip, and if I didn't appreciate being closer to KC proper, this would be my top pick for a place to live. Downtown, especially along Massachusetts Street, is one of the biggest draws. It’s full of local restaurants, coffee shops, bookstores, bars, music venues, and independently owned businesses and boutiques that make the city feel lively and distinct. There’s a lot of local pride here, and you can feel it.

The biggest benefit of living in Lawrence is the lifestyle. If you’re the kind of renter who wants walkability, local culture, and a little more personality in your surroundings, Lawrence offers that in a way many other metro-area options simply don’t.
