We still live in the area, but rent out both parts of the duplex; this is most of the house, a total of 1300 sq. ft.. There is great soundproofing between this and the upstairs 1 BR unit. We are looking for tenants who will treat it like their home. You will work directly with us…no property management company to deal with. The main floor has: * oak and fir floors * one bedroom with large closet with built-ins * an office/2nd BR off main bedroom * front and back mudrooms * full bath * large open L-shaped livingroom and diningroom * large kitchen Basement is: * carpeted * has another office/BR * your own washer/dryer * utility room House is on a corner lot with very small front and side yard (no backyard). Fabulous fig tree with the best figs! Easy access to UW, I-5, Burke Gilman, Dicks Burger, grocery and restaurants. Driveway parking for 1 car and easy street parking. Just ¾ mile walk to light rail. Screening criteria: * Employment history: most recent paystub and reference (or last 3 months bank statements and last 2 years taxes). For new jobs you must also provide your offer letter. * 3:1 income:rent ratio * less than 40% debt:income ratio * Favorable credit history free of negative credit issues which may indicate the applicant has a pattern of failure to timely pay financial obligations. * Favorable references from minimum of last 24 months housing providers (demonstrate a pattern of meeting rental/mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors). * We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Policies: * Smoking/vaping prohibited * Pets only allowed with a favorable reference, up-to-date on immunizations, and an additional $725 pet security deposit * Lease Term: 1 year * Co-Signers Accepted: income/credit only (guarantors must provide proof of earning 5 times the monthly rent) * Renter's insurance required * Security deposit: $2900 * Last month's rent required * Valid driver’s license or passport must be submitted with complete application
