The neighborhood also has a number of local shopping centers and restaurants offering a range of cuisines and dining experiences. Step out from your home and you'll be greeted by a short walk to the Mayfield Common and plenty of walking paths nearby. Only a short drive away is the Misericordia Hospital, University of Alberta, West Edmonton Mall, Downtown, and all sorts of fun activities such as the river valley and parks to spend your day at. This is a basement suite, and while efforts are made to minimize noise and tenants adhere to quiet hours, occasional footsteps may be heard due to its nature. Quiet hours are from 10 PM to 7 AM, and a $500 fee will be charged if there is evidence of any unauthorized events or parties on the property at any time. Pets are not permitted in the home, and a minimum $250 fee will be charged if there is evidence of any unauthorized pets in the property and may increase to cover additional cleaning or damages. Strictly no smoking, vaping, or illegal substances are allowed inside the property. Violations incur a minimum $400 fee, with additional cleaning charges if damage or lingering odors are found. Unauthorized guests will be asked to leave, and unregistered guests will incur a $40 fee per person per night.
