Quiet time is observed from 11 pm to 8 am, with a $200 minimum fine for complaints to the strata. Smoking is not permitted anywhere in the unit, property, or on decks, balconies, or courtyards. No pets are allowed. No parties are permitted. Sports equipment, bikes, skis, boards, and/or other large sporting equipment may not be stored in the unit unless otherwise agreed. Fines and/or eviction may occur for broken building rules. A minimum of $50/hr will be charged if carpets are found to be coal/dirt stained and require steam cleaning, including communal areas. No laundering of ‘coal’ work clothes is allowed in the unit’s washing or drying machines. There will be a minimum surcharge of $150 per bedroom if the laundry is stained beyond recovery and/or the unit is found excessively dirty. A fine of up to $1000 will be issued, and you could be asked to vacate if any of the house rules are not obeyed.
