A washer and dryer are conveniently located in the bathroom, making mid-stay refreshes effortless. Central air-conditioning keeps the space cool and comfortable. Step directly from the bedroom onto your spacious private deck, complete with lounge chairs, an outdoor shower, and a propane barbeque grill. Whether you're cooking under the stars or simply soaking up the fresh air, this outdoor oasis is perfect for relaxing and reconnecting. Free parking is available across the street in the unpaved lot on a first-come, first-served basis. The community offers amenities such as a dock or marina, pickleball court, playscape, fishing pond, and firepit. However, guests are advised to bring their own supplies and use them at their own risk. Please note that the Lazy River and Pool are undergoing maintenance and are projected to be finished in late 2026. Smoking is not allowed on the premises, with a minimum smoking fee of $200, which may increase if the property's condition renders it temporarily unrentable. No pets are allowed at this vacation rental. Quiet hours are from 10 pm to 7 am. Unauthorized events or parties are not allowed. Drought conditions may affect Lake Travis, and water levels may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels. Common areas at The Reserve at Lake Travis are not managed by the trusted partner. To ensure a smooth check-in experience, you'll be asked to review and sign the house rules and terms and conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. If any furniture is moved, please place it back in the original space where it was found. In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key. Additional fees may be incurred if personal items are left behind. HVAC rules include not setting the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. Texas is known for its bug inhabitants, and proactive measures are taken to manage this. If you encounter issues, feel free to use the bug spray underneath the sink.
