This apartment features a full kitchen, dining area, breakfast nook, and a free washer and dryer. Enjoy access to the community pool and fitness center, as well as the clubhouse lounge, basketball court, and grill. A quiet patio with seating for two offers a relaxing outdoor space. Three visitor-labeled parking spots are available on a first-come-first-serve basis. Pets are welcome with a one-time pet fee of $150 per pet, with a maximum of 2 pets allowed per unit, not to exceed 50lbs each. Breed restrictions apply and include any percentage, mixture, or combination of Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids and any animal known to these breeds by any other name. Service animals must adhere to the same rules and regulations concerning noise, animal conduct and waste disposal but are exempt from the above fees, weight allowances & breeds. An un-Leashed Pet Fee is $50.00 per occurrence and pet Waste Pick-up is $50.00 per occurrence. Located in Lutz, this home is just five minutes from the University of South Florida, eight minutes from MOSI, and eleven minutes from Busch Gardens Tampa. Nature lovers will appreciate the short drives to Takomah Trail Park (10 min) and Lettuce Lake Park (13 min), offering trails and wildlife viewing. All of these attractions are within a comfortable driving distance, letting you enjoy both city excitement and outdoor serenity. Quiet hours are between 10:00 PM and 8:00 AM. There is absolutely no smoking and no drugs allowed inside the home or elsewhere on the property. The maximum number of guests allowed at any given time is 8. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on property should never exceed (3) per reservation. A fee of up to $300 may incur in the event you stay beyond the original scheduled check-out time. Failure to bag trash properly and dispose of in containers provided can result in fines up to $200. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any of these rules. It's important to note that any mess and/or pet waste is expected to be cleaned, picked up and disposed of properly. The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Please wipe shoes at the door and respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am and keep excessive noise to a minimum during this time. No fireworks of any kind and no firearms on property, unless kept locked in vehicle. Please note that in sunny Florida, with beautiful weather and greenery, come humidity and bugs. These elements are a natural & very common occurrence. The property is professionally sprayed for pests, but please remember to pack sunscreen and bug spray.
