Violations may result in penalties, eviction, and/or charges to the card on file. Check-in is after 3:00 PM and check-out is by 11:00 AM. Smoking in the unit is prohibited, and parties are prohibited. If smoking or parties occur, a $500 penalty will be applied, plus additional costs if remediation is required. The functioning of A/C, TV, WI-FI, and appliances is not guaranteed, and repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues. The condominium association may impose fines of $100 or higher for rule violations, for which guests would be responsible. Trash rooms are located next to units ending in 01. Garbage bags should be tossed into the trash chute and no bags should be left on the floor. Boxes must be taken to the ground level. No noise should be heard between 11:00 PM and 7:00 AM. Noise must not cause a nuisance at any time. Shirts and/or cover-ups are required in all common areas, as is footwear. Under no circumstance should any item be thrown off the balcony, and no items should be hung on balcony railings. This home is set up for groups and couples seeking premium amenities, including high-speed WiFi and a fully equipped chef's kitchen. By booking, making payment, completing check-in, or occupying the unit, the Guest agrees to all terms and conditions in this Agreement. This Agreement is governed by Florida law and applicable Miami-Dade County regulations. Reservations may be cancelled up to 30 days before arrival (or as indicated on the booking website), subject to a 3.5% administrative fee. After that date, the total of this contract will be charged. There shall be no refunds for shortened stays due to weather conditions, medical/family emergencies, travel delays, or other commitments. The same applies to monthly renters who make a change resulting in a shortened stay—except where required by law or platform policy. At check-in, you will be required to sign the building rules and take a picture of you. These rules are established to ensure enjoyment and safety of all residents and are strictly enforced. Guests must select one (1) damage coverage option prior to check-in. Access will not be granted until a selection is confirmed. Option 1: Refundable Security Deposit - A $1,000 refundable security deposit will be authorized on the Guest’s credit card prior to check-in. The deposit will be released after check-out, provided there is no damage beyond normal wear and tear, missing items, policy violations, or excessive cleaning. Management is authorized to deduct documented damages. Option 2: Damage Waiver Fee - A non-refundable damage waiver fee is payable prior to check-in. Covers accidental damages up to $500. Exclusions: The waiver does not cover damages exceeding $500, negligence, misuse, intentional acts, unauthorized parties, smoking violations, appliance misuse, or loss/damage to non-covered items such as key fobs, access cards, parking passes, or amenity cards. In the case of damage or loss of fobs, keys, amenity cards, or parking magnetic cards, there is a $100 fee for each GUEST or PARKING MAGNETIC CARD, and for coded keys plus FOB, a $250 fee. FOBS are required for elevators and for access to the pool and other areas. For amenities cards, please be aware they are not room keys and there is a cost to replace them. Only clients renting a parking space from us get a parking magnetic card. For stays shorter than 30 days, pay directly to Regular Valet Parking at the lobby entrance or pay upon arrival for a self-parking spot less than 200 yards away at a lower cost. Spaces are limited and reservations are encouraged. We do not guarantee availability or rates. If you opt for self-parking with us, you agree to release, waive, discharge, and covenant not to sue us on account of injury to your property, whether caused by negligence or otherwise, and you agree to indemnify and save and hold harmless Park Offerors (the parking owner or manager) from any loss, liability, theft, damage or cost that you may incur due to parking your vehicle on the premises. The landlord will make best efforts to provide an initial supply of body wash, shampoo, conditioner, hand soap, coffee, sugar, cream, dishwasher tablets, liquid dishwasher, washer tablets, kitchen towels, toilet paper, water bottles, garbage bags. If guests are locked out due to no fault of the Landlord, we will try to solve as soon as possible. Guests are expected to leave the apartment in decent condition.
