The apartment also includes an in-unit washer and dryer with energy-efficient laundry appliances and detergent provided. Free on-site parking is available on a first-come, first-served basis. Public transit and ride shares are also available, with quick access to Uber, Lyft, and local transit. We welcome up to two pets per reservation, each weighing under 35 lbs, with a fee of $49 per pet for stays of 1–6 nights. Additional charges apply for longer stays: 7–13 nights incur an extra $25 for one pet or $49 for two, 14–27 nights incur an extra $49 for one pet or $95 for two, and stays of 28+ nights incur a fee of $149 for one pet or $295 for two. For pets over 35 lbs, a one-time $49 large pet fee applies for one pet and $95 for two larger pets. Bringing undisclosed pets into the unit may result in a minimum $500 fine and cancellation of your stay without refund. Quiet hours are strictly enforced from 8:00 PM to 8:00 AM. During this time, guests must keep noise to a minimum, including avoiding loud conversations, TV, music, or activity that may disturb neighbors. Bluetooth speakers, sound systems, and amplified music are prohibited at all times throughout the unit, hallways, and outdoor areas. This property is equipped with noise monitoring devices and exterior security cameras. If noise levels exceed 80 decibels for more than 10 consecutive minutes, guests will be fined $2,500, removed from the property immediately, and their reservation will be canceled without refund. Smoking is strictly prohibited anywhere on the premises, including inside the unit, on balconies or patios, and in shared or public spaces. The unit is equipped with active smoke detectors. If a detector is tampered with, disabled, or triggered due to smoking, guests will be fined $2,500 and removed from the property immediately without refund. We have zero tolerance for tampering with any in-unit devices, including smoke detectors, Wi-Fi routers, noise monitors, or security equipment. The primary guest must complete a pre-check-in form that includes identity verification via a valid government-issued ID and a matching selfie. All guests staying in the unit must be included in the original reservation. Unauthorized guests will result in a $500 fine per person, immediate removal from the property, and cancellation of the reservation without refund. All guests must complete our identity verification process prior to check-in. The primary guest must be at least 21 years old; guests aged 18–20 may stay with prior approval and a one-time $35 fee. Verification includes uploading a valid photo ID (driver’s license or passport) and a matching selfie. Failure to complete this process will result in cancellation of your reservation without refund. All units are equipped with a smart lock or lockbox system. Access details will be shared via email or text message 24 hours prior to check-in, but only after the pre-check-in form and identity verification are completed. Some units may require downloading a mobile app for Bluetooth access. Guests are expected to follow the instructions provided in the Guest Portal specific to their unit. To comply with local laws and building policies, routine inspections of fire, sprinkler, or water systems may occur during your stay. These are quick five-minute checks conducted by building staff or local authorities. In addition, hosts reserve the right to enter the unit for maintenance or inspection purposes with proper notice. Guests will be notified in advance whenever possible. Guests are responsible for disposing of all trash and recycling in the designated dumpsters noted in the house manual located in the Guest Portal. Trash must never be left outside the unit, including doorways, balconies, or patios. We monitor the exterior via cameras and any violation of this policy will result in a $500 fine. We enforce a strict zero-tolerance, one-strike policy. Any violation of our core rules — including but not limited to unauthorized guests, excessive noise, smoking, tampering with devices, or disruptive behavior — will result in immediate removal from the property and non-refundable cancellation of your reservation. No warnings will be issued. This policy exists to protect the safety, comfort, and property of our guests, neighbors, and team. Mail or packages may not be delivered directly to the unit under any circumstances. We do not take responsibility for lost, stolen, or misdelivered packages. Guests are encouraged to use Amazon Lockers, UPS Stores, or other local pickup locations to receive deliveries during their stay. We do not offer luggage storage before check-in or after check-out. Guests must make independent arrangements for luggage storage if needed. Any early arrivals or late departures without prior approval will be considered trespassing and may result in fines or police involvement. All units are cleaned and turned over on the same day of guest checkout to accommodate incoming reservations. Guests must vacate the property by the agreed-upon checkout time. Unauthorized late checkouts are considered trespassing and may result in additional charges or police involvement. If you require a late checkout, it must be requested and approved in advance. Failure to vacate on time disrupts operations and may result in immediate removal. All guests agree that the unit is to be used strictly for short-term, transient lodging only.
