RENT, SECURITY DEPOSIT, AND FEES: • Monthly Rent: $1,195.00 for a 12-month lease. • Security Deposit (SD): Generally $1,195.00; however, the SD may increase to up to double ($2,390.00). • A non-refundable $120.00 Admin Fee is required if approved and shall be included with 1st month's rent. UTILITIES AND RESPONSIBILITIES: Tenants are responsible for all utilities and year-round landscaping. Approved trash service, limited to what fits within the provided bins, is included in the rent and covered by the owner. Tenants will be responsible for any overages, additional pickup charges, or fines, if applicable. Power is provided by Georgia Power. Water is serviced through Augusta Utilities. Gas for the hot water heater can be set up with the provider of your choice. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • There is a one-time pet fee that is $300.00. It is due with move-in costs and is nonrefundable. This fee is per pet. • Pet Rent is $30.00 per month, per pet (nonrefundable). • Tenants are monetarily responsible for all damages caused by pets. • See qualification and application details below for more information. No outstanding rent, mortgages, or fees and must have positive rental history. • No completed evictions completed or filed against you in the last five (5) years. • Work/income verification must be verified and approved as required per our screening criteria. • No unpaid utility bills (water, gas, sewer, electric, etc.) • NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS. • Utilities: Tenants are responsible for all utilities. This includes: water (Columbia County Utilities) and electric (GA Power) • The application fee is a nonrefundable $85 per person. • Each person 18 or older interested in living in the rental must submit a separate application with separate contact information (email/phone number) • ALL animals and pets are required to be listed on your original application.
