This cottage boasts a picturesque back patio, a front porch overlooking beautiful trees, a welcoming living room, dining room, and a kitchen with an island. The split floor plan features a spacious master bedroom with a TV and an en suite bath with a large walk-in shower. Two additional guest bedrooms, one with a Full bed and the other with a Queen bed, are located on the opposite side of the home, along with a fully renovated second bathroom. The home is complete with shiplap, original beam ceilings, original 'wavy glass' windows, open shelving, custom vanities and cabinets, gorgeous wood floors, brick and slate tile flooring, custom lighting, a built-in desk, antique barn-style doors, and original detailed moldings. For your enjoyment, luxury bathrobes are provided in each bedroom, along with coffee with cream & sugar, tea, games, puzzles, books, a record player with albums, televisions with ROKU players in the living room and master suite, bed linens and towels, a desk area with a printer, Wi-Fi, a washer and dryer, an iron and ironing board, umbrellas, a blender, a Keurig, a microwave, pots and pans, a griddle, a crockpot, a George Foreman grill, and ceiling fans in the bedrooms and living room. Parking is available on the quaint ribbon drive or on the street. Outdoor living area is complete with an outdoor dining table, plenty of lounge seating, a charcoal grill, string lights, massive shade trees, and a rope swing hanging from a tree. Outdoor seating for 6 is available. There is also a charcoal grill with grill tools, and metal dinnerware for outdoor dining. Exterior string lights on the back deck are on a timer for 7pm-10pm. It's only 0.3 miles from the Razorback Greenway and 0.1 miles to the center of Downtown-Emma Ave. The neighborhood offers a variety of local shops, eateries, and breweries, as well as attractions like the Shiloh Museum and the Arts Center of the Ozarks. Quiet hours are observed from 10:00 PM to 10:00 AM. This is a non-smoking home, and smoking inside will incur a $1000 fine plus the cost of any smoke remediation necessary. Pets are not allowed, and pets discovered at the property will incur a fine of $400. Events are not allowed unless pre-arranged with the host and event fee paid; unapproved parties or events will result in a $1000 fine. Unauthorized checkout delays will incur a fine of $100 per hour. Guests are to report any repair or maintenance items as soon as possible. Trash day is Thursday morning; if staying over on a Wednesday night, please bring the bin to the curb. Please use your own logins for all streaming services on TVs. Check-in is any time after 3:00 PM. The home features a workspace area with a built-in desk and a printer, making it remote work-friendly. The attic, locked water heater closet, a locked cabinet in each bathroom, a locked cabinet in the front bedroom, and the detached garden shed are for owner use only.
