Located in the Columbia County School District, this home is minutes from I-20, Fort Eisenhower (Fort Gordon), Lady A Park, Evans Town Center, and local shops and dining. Please note: Furniture and décor in photos are not included. Washer and dryer are not included but a set may be available for rent. Tenants are responsible for all utilities. Rent: $1,995/month Security Deposit: $1,995 (may increase up to $3,990) QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,995x3.5 = $6,982.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals: ALL must be disclosed on the original application, including service/support animals. APPLICATION PROCESS, FEES, AND APPROVAL: • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant. Only applications through our company website at are accepted forms of application. • Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day). • Application Submission: Applications can be found on our company website at . Approval time depends on how quickly required information is received. Incomplete applications will result in delays.
