The adjacent clubhouse offers a year-round front desk, a heated seasonal pool, two large hot tubs, and BBQ grills with outdoor picnic areas. The clubhouse also features a wet bar with an ice machine, game tables, lounge areas with a fireplace and surround sound, a pool table, a business center, and a coffee and tea nook. This condo is ideally located within walking distance to the entire base area, offering easy access to attractions and activities year-round. It's conveniently situated near ski school, the ticket office, the Gondola, and rental shops. The development is adjacent to ski and snowboard rentals, dining, shops, and a beer hall. Gondola Square, with its event space, is also nearby. In the summer, the area transforms with Burgess Creek for splashing, mini-golf, a high ropes course, and a rock climbing wall. The condo is also near national forest trailheads for hiking and biking, with connections to the Yampa River Core Trail. The condo itself does not have air conditioning, but fans are provided, and cross breezes can be achieved by opening windows and doors. The air-conditioned clubhouse is nearby for cooler temperatures. Noise monitoring devices and security cameras are present on the exterior of the property. This is a non-smoking property, and any violation of the smoking policy will result in immediate termination of the rental, eviction without refund, and retention of any security deposit plus liability for damages. Parties, events, and gatherings are strictly prohibited unless written approval has been provided prior to booking. Occupancy by more than the number of guests listed in the booking is strictly prohibited. Violations may subject the guest to immediate eviction without refund, retention of any security deposit, and/or charges or liability for damages. Quiet hours are from 10 pm to 8 am, during which noise levels must not exceed 70 decibels. Outside of quiet hours, noise levels should not exceed 85 decibels. The Reserving Party and all adults in the group must be at least 30 years old. Groups with any adults younger than 30 must inquire for approval. Triple Crown groups, Bachelor or Bachelorette groups, and Construction Industry groups must inquire for approval. Pets and service animals are NOT permitted in the property or on the premises. Guests are responsible for leaving the property and its contents in the same condition as when they arrived. Mid-stay cleanings may be required for lengthy stays of more than one week, with a fee equal to the final cleaning fee applying for each subsequent week. The clubhouse offers locker rooms, newspapers, and a 24-hour front desk. During ski season, the clubhouse hosts twice-weekly 'Apres Ski' parties, and during summer, 'Summer Socials' are held weekly. Emerald Lodge boasts a prime location within easy walking distance of the Gondola, Ticket Office, Ski School, restaurants, bars, shops, and groceries. The Bear Creek Trail, located right out back, is a paved path leading directly to Gondola Square, approximately 350 yards away. This quiet and pleasant walk connects you to the hiking and biking trails of the Routt National Forest and the Yampa River. During ski season, the free private shuttle service provides convenient transportation to and from the slopes and anywhere else in town. This is a non-smoking property. Violation of the non-smoking policy is cause for immediate eviction without refund. No parties or gatherings are allowed unless written approval has been provided prior to booking. Occupancy by more than the number of guests listed in the booking is strictly prohibited and may result in immediate eviction without refund. Cancellations resulting from violation or ignorance of House Rules will result in a cancellation processing fee of at least $100. Guests are responsible for reviewing the House Rules prior to booking and signing a rental agreement after booking. Guests may be required to provide additional information about the group and a damage deposit or credit card. Long-term rentals (28 nights or more) require discussion, approval, and a lease agreement, and may require mid-stay cleaning/inspections.
