Rent Hikes, Poor Maintenance, and No Accountability – My Experience at 3400 Avenue Linton
April 20, 2025Avoid 3400 Avenue Linton. This building is managed by MontrealLiving (montrealliving.info). In my experience, management turnover has been high — four different property managers in just three years — and building maintenance has been inconsistent at best. Laundry is a particular pain point: there are no in-unit machines allowed, and the communal ones (4) are poorly maintained and often out of service. At the time of writing, it costs $2.25 per cycle, but dryers often require two runs to be ...effective, bringing a single load of laundry to around $7.75. Rent increases have consistently exceeded the TAL recommended rates. When concerns were raised, responses sometimes felt more like pressure than dialogue. On one occasion, I was mistakenly sent a document that described a strategy of maximizing revenue with minimal maintenance investment, which aligned with my experience. The property itself is showing signs of long-term neglect. Common issues include: Poor sound insulation (walls, floors, and ceilings are very thin), Overflowing garbage and recycling bins, Damaged or malfunctioning front door, Outdoor upkeep (like grass cutting) is infrequent, Shared areas are rarely cleaned, Parking is limited (3 indoor spots at $150/month in 2022; otherwise street parking). None of the utilities — heating, electricity, etc. — are included. Rent for a basic 4 ½ unit has increased by nearly 29% over three years, despite no renovations or upgrades and the location being in a lower-income area. Several tenants, including myself, have been frustrated by the lack of responsiveness to major issues. In one case, a flood from the unit above caused ceiling damage in our apartment, which still hadn’t been properly addressed months later. Lastly, based on conversations with previous managers and other tenants, it’s worth noting that some renters may not be fully aware of their rights, especially newcomers to Canada. Be sure to research your rights through the TAL before signing anything. TLDR: Steep rent hikes, minimal maintenance, poor building conditions, and high laundry costs.
