March 1, 2023Don't live here unless you are okay with not getting your security deposit back. Not only was the unit not in great condition when we moved in (stain carpeting, bunch of small holes in the walls and overall generally unclean), the patio had a strong smell of dog pee from the previous tenants pet. When we moved out we cleaned and made sure thing were as clean as (if not cleaner than) when we moved in. We still got charged over $300 for general cleaning and carpet cleaning. Again, the carpet was ...stained when we moved in and we told them this. In addition they charged almost $100 for paint, despite the wall not being clean/in great condition when we moved in. Also, on of the amenities they offer is a business center where you can go do work or printing if needed. As someone who is mostly remote, I liked this. However, the one time the internet wasn't working for me, the business center proved to be a huge letdown. There was no info on how to connect to the wifi there and when I managed it, the internet did not work. I ended up having to go to the Starbucks nearby to get work done. Finally, the units are overall poorly insulated. They have fire places in units to make it look nice and fancy but all they really are is a huge heat sink. It felt like a window was open and the fireplaces dropped the temperature of the unit so much during the winter. It was nothing more than a waste of space and money to have that in the unit. Also, if your neighbors use the fireplace expect your unit to smell like burning wood and smoke. Super pleasant on top of the dog pee smell of the patio. Tldr: not luxury apartments in anything other than you have an in unit washer/dryer. The unit are not in good condition or well insulated or clean. And you will not be getting anything of your deposit back, even if you leave the place in good condition. The only plus is the in-unit washer and dryer for what that's worth.Property Manager Responded

You NEVER get your deposit money back !!!!
August 26, 2019First of all it's not a safe place, it's during time I lived there , so many burglary and break in incidents happened, cars broken into , even there was a car stolen from the garage with a closed door. steeling bike is very normal, and if you are in first floor oh you are in trouble big time nothing is off limit !, and the worst part is apartment's managements are not taking any responsibility, or do anything to fixed the problem or at least when they you tell them , they talk back to you like ...it's your fault !!! The main entrance gate is always open the does not work specially after 6pm !!!! After you move out , this is the real deal here , the management make all various different excesses to charge and not even you don't get your deposit back they ask to pay extra on top of your deposit , like $300 deep cleaning charge, $200 carpet cleaning charge , $100 replacement for this and that, long story short, they do whatever it takes to charge you and basically rip you off on the way out .Property Manager Responded

Mice Infestation
January 20, 2018Saddly I've experienced a mice infestation within my apartment. Surrounding neighbors have experienced the same thing with heavy complaints. I've personally caught 15 mice in 2 months and 5 in 1 day within my apartment due to the Adagio Apartments canceling their routing rodent service. Sad.Property Manager Responded

Greedy Management
January 13, 2018Management is greedy here. You won't get your deposit back, and if you try to leave before your contract, they won't let you. They rather have you pay till the end of your contract then pay the fee to cancel. Adagio Apartments
September 4, 2015This apartment complex is hit and miss. I lived on a first floor apartment for a year that was always hot due to a hot water pipe directly under the floor. There are always children outside screaming and tearing through the complex on bikes, scooters and skateboards (even after 10pm!) I have since moved to a second floor unit that is much cooler and quieter. Parking is definitely an issue no matter where you live in this complex. You get one reserved spot and one first come first serve spot. The ...issue is that there are more permits issued for the first come first serve spot than there are spots so if you come home late you will be out of luck and not likely find a spot. There are less than 15 guest spots for the entire complex that has 100s of units. It is the cheapest complex in the area though, so it does have that going for it.Read MoreReview from Apartments.com
Falling Apart, Literally
August 26, 2015This complex is falling apart, literally. The foundation moved so much in the 2 years I was there that there were 1/4" cracks in the drywall throughout the unit, the interior doors would not close, and the strike plate on the front door had to be adjusted several times just to lock the front door. The small pool has an underground leak that they can't seem to find/repair. The pool was closed and half filled with greenish mucky water for the better part of the summer and the leak continued after ...they reopened it. Management used to be caring are responsive when Diane and Susie were there – Not so much with the new team. There is a homeless population in the surrounding area that constantly rummages through the dumpsters and leaves a stinking mess. Management is unresponsive to problems such as these and complex "security" is never present. In fact, there was an attempted home invasion by tenants living in a unit rented by an "absent" resident. It took the police department about 65 minutes to respond but Adagio's security never arrived on scene. If you have neighbors that fight and scream, don't expect them to be asked to leave. Again, management is unresponsive. Smells from animals, cooking, etc. waft back and forth between the upper and lower units so odors can be a problem depending on the cleanliness of your neighbors. Do not expect to get a return of your security deposit. Upon the move-in walkthrough, be sure to note EVERY detail or you will be held accountable. Upon the move-out walkthrough, what is deemed a "touch-up" cleaning (i.e., wiping out the window tracks, lightly cleaning only the first vertical blind, and wiping out the corners of the opening of the washing machine) will cost you upwards of $150. The only way to stop management from swiping your security deposit is to file suit. If you must live in this neighborhood, you'd be much better off going next door to Larkspur Woods. Great amenities, close to Downtown
July 27, 2015I have lived at the Adagio Apartments for 4 years and have been completely surprised by how comfortable I have felt here. Featuring an Olympic size swimming pool, a smaller pool and two jacuzzi's plus a small but efficient Gym and the ability to book out for free the common areas with billiard room, you can't go wrong. Each unit features washer and dryer in unit and comes with your own garage. The maintenance crew is quick to respond and very friendly and our dog loves the green landscape. ...The neighborhood has lots of trails and is very close to the American River Bike trail as well.
