  • Good, but utilities is costly

    Great apartment, and except for the occasional college student with too much bass it is pretty quiet. Utilities add up pretty quick since the heating is not very efficient, however, so plan to add $100 to your rent in the colder winter months. That was a deal breaker for me and is why I am moving- it's just not in my budget with the extra costs. Very convenient location, nice pool and decent enough gym for an apartment complex. Bring your own washer/dryer unless you want to go to another building ...
    to do laundry (quarters). Quick response to maintenance issues which was nice.

  • TOO MUCH HASSLE!!!

    Beware of the scams they try and pull when moving in and leaving. Make sure you are present for your final walk through because they WILL scam you out of more money. Report the poor craftsmanship of the apartments on line to have it documented. They do it through Coryell Courts, Battlefield Park, Palm Village, etc. Management is terrible and they know they CAN and WILL take advantage of you as a former tenant. It is very loud and residents DO NOT clean up after their dogs. Security is poor and ...
    non existent, although they state they have it. By far one of the worst decisions of my life to rent from TLC/Entrata realities and this complex.

We always recommend and request that a resident be present for all walk-throughs. We do have residents complete their move-in checklist so that they can identify any areas of concerns ahead of time.     This complex is running a scam on the approval process. They will give you misleading information about approval. Their approval could be up to 6 months in advance plus security deposit. They will take your $300.00 easily and make your approval ridiculous. I would go look somewhere else before getting approved at any TLC Properties.

    This is the perfect place to live in if you want lots of amenities! This complex comes with a pool, gym, smoothie bar, Shuttle to MSU campus, and many more! Not only that, but it is located in a safer side of Springfield, MO and located close to many grocery stores and other shopping places! Also, for a nicer apartment complex than most in Springfield rent is affordable, which in a college town is necessary!
