All of the reviews for this property are lies. This apartment complex is crawling with roaches and is filled with toxic black mold. I lived here from 2018-2020.

We recently moved to Camden and we are loving every single thing about it! Jesus helped us find our unit and he was absolutely phenomenal in making sure we found our perfect home. He visited available units and sent us videos of them (since we were unable to schedule a tour), answered any and all questions we had and worked diligently to make sure we had a smooth transition into Camden Phipps. neighborhood and we're so thankful to have him and Jessie as managers. The apartments are impeccable! Everything is brand new, in perfect conditions, and the residents take pride in where they live. The location offers so much! Restaurants, malls, and is walking distance from a Marta station, Target and across the street from Phipps Plaza. We have never felt this excited to a part of a community like we are to be a part of Camden Phipps!

I moved to Atlanta in September of 2017. I scrambled to find an apartment in very short order; ultimately, I landed at Camden Phipps. The staff are always very friendly and attentive which is obviously nice. There were a few issues early on with appliances not working, but ultimately they were resolved. It sometimes took much longer than I would have liked, but they're always addressed. My biggest complaint is the timeliness of some of the maintenance requests-- some are fixed within the hour, ...
others can take a week or more. I've lived in the complex for 11 months now and I think I've had somewhere around 13 requests. So that obviously isn't great, and kind of frustrating because you do pay a lot to be there so you expect things to work properly. I'm not sure if it's under-staffing, or what, but it can get annoying.
Aside from that, it's a great location: 5 minute walk to Target/Publix/LA Fitness/Phipps Plaza/AMC Movie Theatre and a 10 minute walk to Lenox Mall & the Buckhead MARTA Station. I've had no issues with break ins or crime or even feeling unsafe ever. They've got a little gym that is good enough to keep you fit and get by, but it's not a full gym (3 treadmills, one bike, squat/bench rack, free weights up to 50, and two multi-purpose machines) Great pool deck and grills (propane on the grills is hit or miss another thing that can take a while to get resolved, but they have charcoal grills available), and the people in the complex all seem to be friendly, from my encounters; it's a good mix of young and old so you can find what you're looking for in terms of neighbors-- a few families with little kids, quite a lot of 20-30 year olds, and a mix of older folks.
Overall,I'm happy I found it. I feel like I'm getting my money's worth. It's a good spot to live.

The location is great in the middle of Lenox right by Phipps Plaza. The apartments look nice and are spacious. The staff is great. The complex is pricey but you get what you pay for.

As a 33-year-old single female I’ve lived in an apartment since I was 18 I’ve never experienced such wonderful customer service. The move to Atlanta from Florida was made extremely easy by the staff then my transfer into a two bedroom from my one-bedroom was made so seamless. They really are amazing at what they do and keep the customer first.

My daughter has been living her for a little over a year now. The location is great (almost perfect) and her apartment is big enough for what she needs.
As for safety, I'm not sure it is the best. I know they have a gate, but my daughter's car was broken into around March or April, along with several others, and I believe a friend actually had their car stolen from the apartment complex. I'm not sure they have even upped the security, and last time I came to visit the gate was broken. Parking ...
was horrible last time I went. She could barely find a place close to her building, and I had to park at Phipps all weekend because there was no guest parking. I believe they might have fixed this issue, but it would definitely be something to ask them about when touring the complex. I would also go after hours (around 7:00) so you can see how crowded it is when people get home from work.
They charge her for several things they do not address in person. The water is split between buildings, and they charge for valet trash (they advertise valet trash service as a perk, but don't tell you it adds $35 a month). The laundry units are absolutely horrible. It takes at least 2-3 cycles for her clothes to dry, and the washer and dryer are tiny. Also she has complained of several leaks and bugs in her apartment (big spider, roaches, ceiling leaks, etc).
For what you get, I don't think she should be paying $1500/month for a small 2 bedroom. Most apartments in college towns are bigger than this one and you pay half the price! I definitely think it is worth comparing to other apartments. ATL is a big and great place to live with tons of options, and this would definitely not be my first recommendation.

We moved in a few months ago and have loved being here. Aside from the fantastic location, the property management staff, under Michael's leadership, is amazing and very friendly. They are so attentive to the residents' needs and super accommodating. Maintenance is the same way - any problem you may be having is addressed within the next business day. We are now on our third lease here. We love it. The management, particularly Michael and Noe always make sure our maintenance requests are handled in a timely manner. Also, the maintenance staff always responds quickly and are easy to deal with. Freddy and Doug are really great guys and always offer to help with whatever they can. The whole staff are always going above and beyond for the residents here. As long as we continue to rent in Atlanta, we will live at Camden Phipps.

I have lived at Camden Phipps for a year now and just resigned because we have had such a great experience. The staff is so accommodating and helpful- when we went to resign our lease they stayed an hour pass closing time to work with us. Freddy and the entire maintenance staff is quick yet thorough when issues arise. We have loved living here!

I absolutely love living here! It's the perfect location, the size of apartments are ideal, the amenities are great and the staff is extremely friendly (esp. Noe!!). It has a convenient portal for paying rent and requesting maintenance. Our maintenance requests have always been fixed within 24 hours, or we've been contacted if something needed to be ordered.
