As a resident I had my car towed out of the garage because they couldn't see my brand new parking decal. On garbage day the entire building shakes a 7pm. If you return home after 8pm good luck finding a parking spot. Management assumes zero responsibility. Do not recommend moving into this building.

Lack of professionalism and dignity!

I HATE giving reviews to apartment communities simply for the fact that I work in the multifamily industry, and understand the day-to-day challenges of running an apartment community but my experience at Cottonwood Bayview has just been that bad! The staff turn over has been consistent since the takeover from Lincoln Property Company ( 3-4 new leasing agents and 3 new assistant managers have cycled through in less than a year), The Community Manager, Christina does just about anything to avoid ...
resident concerns or issues as she passes them along to the assistant manager and the assistant manager provides a "I'm just doing what I'm told" attitude. The gym always has 2 or more broken pieces of equipment, the grills are never in working condition whether in the pool area or on the roof top, the hallways will typically have dog poop for a good 2-3 days as there doesn't seem to be a weekly building walk from management. To top off my experience at Cottonwood Bayview I've had particularly bad experience with the management staff (Christina, the Community Manager) when I broke my lease and moved out of the community. When I received my move-out statement I was concerned about additional charges and when I confronted Christina about these charges and discussed Fla. Stat. Ann. § 83.595 with her SHE THREATENED TO SWITCH THE CHARGES TO DAMAGES AND TOLD ME THAT MY APARTMENT WAS "CLEAN IN MY EYES" INSINUATING THAT SHE WAS GOING TO CHARGE ME FOR A DIRTY/DAMAGED APARTMENT TO JUSTIFY THESE CHARGES! Luckily I received an email earlier that morning from the assistant manger stating that the apartment was left in good condition. The lack of professionalism and dignity I've dealt with in this situation is absurd. Coming from someone who has worked in multifamily property management for the last 8 years, please stay away and, if you’re a current resident, don’t let them try to scam you out of your money.

no security and endless parties.

Why is the security at night non-existent. When endless random men come in and out of an apartment all night, does anyone notice? Why is it that these people also brag about how easy it is to hop the fence in the pool and enter the building any time they want. One young man said that is was easier than waiting for the buzzer. It's really hard to feel safe. I might as well be at a rent by the hour motel.

New owners, horrible people

I loved living here. That is until this new company took over. The new lady in charge never has a nice look on her face, I've heard her yelling at other residents. Needless to say, I didn't bother to go in and get my problems taken care of. The staff that they did have that kept everything beautiful and we're so kind have all left. There is no one to help anymore. Thank goodness I've left, and I'm not the only one. Many of my resident friends are hopping ship too. Run, run far and fast.

Overpriced - No one renews their lease!

I like my apartment and the location is great, but like the majority, I won't renew my lease. I've already heard how much they have raised rents, and now adding extra pet fees. Because the turnover is so high, people are literally moving in and out every single day which leaves 1 elevator for 310 apartments. Long waits for the elevators are common and if you live on a top floor, really the only option. Pets - they market it as pet friendly, but after you move in you are told "your dog can't go ...
to the bathroom anywhere on the property." They provide dog bags but the dispensers are often empty and the bags are so cheap they usually don't open. Garage - Everyone in town uses the guest spots so if you have a guest, there are none left for them. They tell you there is "no problem" for guest parking before you move in, but that is not the case. Amenities - not what they are presented as. Pool / Grill - The pool only gets sun for an hour a day. You cannot use the pool after dark, so forget about those visions of using the pool after work, or the grill for that matter. How often do you eat before dark? And you can't have guests i the common areas, so have fun using them by yourself. Noise - I expect that every apartment will have some noise. But there are lots of parties on the weekends and nothing is done.

I love this place!

Recently, my husband passed away, and I decided to sell my house and move to Modera Prime. When I sold the house, I left a suitcase full of grief, that I took with me every day, shoved it under the bed and left it behind. My apartment is so sociable! Everyone introduces me to the other residents. I love the ambiance of this building. When I sold my business, lighting and home furnishings, the manager suggested I become the resident designer for the new people...............Just one more way ...
