Don't waste your time or money

I have lived here off an on for multiple years. The offerings seem great when you first move in and then all the problems begin. Listen to the 1-2 star reviews because they are honest and true. Termites, roaches, people never being in the office, multiple management in a year. I have lived her for a year and a half and been under 6 new managements. They don't ever resolve the issues. Trying to make the outside pretty is not going to make the inside nor the staff pretty. They are impossible to get ...
a hold of. They made a mistake on my rent back in August and I am still fighting for them to remove the fees from it on which I was told I need to take time off of my own job to come talk to them about THEIR mistake. I have contacted over 20 times to rectify the situation for them to most likely evict me because I refuse to pay for their mistake that they made. The interior no matter how clean you keep your house has roaches and termites. I literally have termite droppings that I have to clean every week or else it builds up. I will be moving out of here ASAP.

I can’t wait to move!!

The apartments are infested with termites and roaches. You pay monthly for pest control but they only come if requested and barely show up half the time. The valet trash is a joke, they only come maybe twice a week. Homeless people dumpster diving, shootings, and drug exchanges in the parking lots. Some apartments house multiple families so there’s a constant battle for parking. Office staff is never in and maintenance requests are open for months. They slapped a cost of paint on the buildings ...
and upped the rent nearly 300 dollars. This complex has been bought and sold 4 times in 3 years. Beware!!

I’ve been living here for 8 months and it’s been nothing but problems. Under new management recently. The property manager Valentina has been helpful if you are able to track her down. Often go to the office and nobody is there. I’ve called about AC not working properly over 5 times and issue is never resolved correctly. I have other work orders I haven’t even placed yet because they can’t fix the most important ones. Putting new mulch and trying to make the community look pretty is not solving ...
the real issues. I get emails offering incentives for referrals but you could not pay me enough to recommend this place.

okay but not what was promised apon move in

cons:At first it all seemed great!, until move in... the apartment wasn't ready at all! From bugs to water damage and appliances not working right. The people at the office make you feel like it will get done and it takes them forever if it does get fixed and if you keep checking up, they seem like you are bothering them, honestly wouldn't be so bad if the new management should step up their game in things and keep promises on fixing the issues. Yes they are older (1986) but peeling floors, ...

Nice quiet little hidden community!

I been here a few months and I love it! The community is very peaceful and cozy. The staff is amazing, especially Chelsea, she was so friendly and helpful! I’ve only had one maintenance issue and Daryl had It fixed by the time I got home from work............. that was truly impressive! Best place I’ve lived at within the Brandon area.

definitely great place for families. very close (walking distance) to assigned elementary school. landscaping is always well maintained even in the dog park and the plants surrounding the pool. very quiet, the apartments are clean and spacious. lived here for a year with my lease up next month. staff and maintenance is always very helpful. my washer was leaking within the 1st month of living here but they were quick to get it replaced. overall would definitely recommend for families and for ...

Quiet and friendly neighborhood

Park at avilla is a great place to live ,I'm coming up to the end of a 15month lease. The complex is close to the assigned elementary school, close to main streets and shopping. The apartment complex is very quiet and peaceful,very family oriented. The pool is almost always the perfect temperature, the park and basketball court and the tennis courts are always well maintained, as well as the dog park. the apartments are fair in size and price.
