February 10, 2026I’ve lived at Delphine on Diamond for many years and I’m very happy here. It’s a nice, convenient, neighborhood area- quieter than downtown. There is shopping right across the street, good public transport very nearby. The complex has had many recent upgrades. There are plenty of building amenities and ample parking inside and on the street. To me, the best thing here is the great staff. The managers are quick to respond and are most helpful. Sean, the Maintenance Supervisor is great- also very ...quick to respond and he really knows his stuff! Highly recommended.Property Manager Responded

New Management, much improved
October 29, 2022We are long-term tenants at 5285, and the building has much improved with the new Management Company and remodel that is almost completed. Office staff go out of their way to be helpful and Maintenance (thanks Sean and Jose) are quick to respond to all requests. Dog owner heaven as there are 3 parks within 3 blocks. With Safeway, Walgreens, great sushi and a Post office across the street make for easy living.Property Manager Responded

A great place to live, by a long-time resident!
October 14, 2022I’ve been living at Delphine on Diamond for years and love the building and it’s location. It’s convenient to shopping, buses and Glen Park BART, walking, pet parks, and yet it’s a quieter area with a more neighborhood feel than a lot of the city. Excellent Maintenance & Location
March 28, 2022Our Maintenance Manager here at Delphine on Diamond, Sean, has recently completed several maintenance requests in my apartment. I decided to write this review, because in the forty years that I have lived in this apartment community, since 1982, he is definitely one of the best maintenance personnel we've ever had. His work is always top rate, response times are quick, he leaves the area looking totally clean, and overall is very professional. It's quite evident that he cares a great deal about ...the property. Sean's great dedication to customer service excellence is to be highly commended. In addition, Delphine on Diamond is located in one of the few San Francisco neighborhoods that has free street parking: with no expensive permits or parking meters. REASONS TO LIVE AT DELPHINE ON DIAMOND
July 12, 2021i have been here for 20 years...i've seen many changes...the new managerial team is the best i have ever encountered...they walk around ...ask questions...what we would to see on the premises improved and generally get to know the occupants providing an atmosphere of familiarity..they are working to renovate the property.....i have mostly used the social lounge for parties...they provide tables and chairs making things easier...there is always coffee at your disposal...great tv...there is a ...pool table...sauna...beautiful pool....outstanding and plentiful grounds for all and our dogs....wonderful place to meet dogs and dog owners ..exchanging information about our little critters...the landscaping is been renovated...just about everything...i have never been happier with richard and eric who have created a special ambience....we are across from the diamond heights shopping center...safeway...post office..coffee shop...starbucks in safeway...little restaurant...mailbox where you can have anything and everything performed...printing...notary....all special services with a smile...walgreens....christopher park which has been renovated...the childrens' playground is a work of art...the "52 bus usually runs down our block stopping at both ends with kiosks to keep us protected from rain and wind....we are on rock which is why i moved here...safe for earthquakes!!we have blustery winds but i'd rather live in our cool and sometimes warm jweather than 100 degress which can be horrendous inland....am i satisfied...? more than satified....it is idyllic to live here...the buses take you to bart and muni...what more can you ask for...!! i highly recommend a superb living setting with suberb amenities..|Read MoreReview from Apartments.com
Castle in the Clouds
August 14, 2015For over 25 years we have called this paradise our home - high upon a hill in San Francisco with hummingbirds, squirrels & the occasional skunk our woodsy neighbors. From our balcony we can see from the lights of downtown San Francisco clear to the San Mateo Bridge some 25 miles south and across the Bay to Oakland and beyond. Yet out our front door are 3 bus lines, quick freeway access and a wonderful shopping center directly across the street. We never have to move the car to shop for ...groceries or do banking or take our cat to the vet. Did I mention the full Nautilus gym, heated swimming pool and management that repairs things almost before they break!
