One star — GrandMarc at University Village: the “relet” process is not transparent

This has been the most frustrating apartment experience I’ve had, largely because of how GrandMarc at University handles subletting, which they call “reletting.”
Before signing, I was told I would be able to relet my room. In practice, the property does not meaningfully help residents do that. Once they fill their own empty units, the relet process appears to stop moving. Residents are not clearly told when the process is closed, whether there is a limit, or where they stand. Requests can simply ...
go nowhere, while the resident remains responsible for rent through the end of the lease.
Most recently, after a fire near the property, I called to ask to be put back on the relet list. I was told the “relet waitlist is full” — the first time anyone had mentioned a waitlist or any limit to me. I have not been given a clear written policy explaining how this list works, when it opens or closes, or what “full” means.
If you sign a lease at GrandMarc at University, do not assume you will actually be able to relet your room. In my experience, they prioritize filling their own vacancies and leave residents stuck with the remaining lease.

We have lived here for almost 2 years, paid our expensive rent on time every month, cleaned the place very well when we moved out, yet GrandMarc is charging us $1,555.00, of which $575.00 is for a small stain on the bathroom vinyl floor that was there before we moved in 2 years ago (we thought it was part of the vinyl/or a small flaw) - HORRIBLE!!! How much will we have to pay in the future with this GrandMarc???

When I took the tour I thought this would be a perfect living situation, but I was fooled. The apartment they show in the tours is NOTHING like what you will get. When I first entered my unit almost every appliance was broken and the floors were filthy. I stuck it out until my lease was over and they tried to bill me for cleaning services even though I left the place cleaner than I found it.

All the 5 star reviews are not true. they will either give you a gift card for a review or a little discount or something. they say it’s only students who are allowed to live there but it’s not true. they let 1 or 2 none students live there. they charge you for a whole month rent before moving in for cleaning purposes but nope. when i walked into my ...
apartment for the. very first time it was a mess. i had trash in my drawers. my friends place had pet hair everywhere, human hair, pregnancy tests, condoms, and etc. Grandmarc did not clean anything.
while living there i have been someone breaking into someone’s apartment through the window. Homeless people just walking in. They were also in the pool taking showers and etc. i have never seen the pool ever getting professionally cleaned. when my friends and i started working here, on our working contract it stated that we will be given a discount on our rent and my housemate who also worked there before me said yes, she got a discount. but when we brought it up tot he higher ups they said no, that’s not true when it was clearly in the contract they made us sign.
when its time for new applicants, you get payed extra when someone signs a contract with you. i remember when the manager let others take your person so that they get the benefit.
also if you ever wanna cancel ur contract here you can’t. you have to pay around 75% of ur rent AND find someone to replace u.
But who knows now, it’s probably worse :/

Long response times for urgent matters such as charging me a whole month of rent after moving out, for damages that came with the room. They don’t care about you if your a student or not they’ll squeeze every last dime from you however they can with extra monthly fees/charges. Avoid.

my roommate and I stayed here for 2 years so far, and we renewed for this fall too. The property is great, management is friendly, club house has EVERYTHING! including a movie theater, gym, pool, study center and more. Before covid, there were many resident events by the pool, hope to resume after covid.

I came in really scared after reading some of the reviews. However, I'm glad to say my experience has been a good one so far. The management is nice and helpful. When I need something done, like maintenance, they're always quick to respond. The rooms are completely furnished so that's a plus! The only reason why it's a 4 and not a 5 is that it can get a little loud sometimes. There's a lot of people that don't go to Ucr or even live here.
