March 26, 2024Absolutely worst place to rent. !!! Overpriced. Broken down. EMBARRASING TRASH EVERYWHERE (including couches, pillows, garbage lined property that is NEVER cleaned up. Very bad rules. Keeps deposit NO MATTER WHAT. No availability for maintenance on the weekends. Stabbings. Gunshots through apartments. JUST DONT!!!! Very controlling. I'm surprised that they don't say everyone needs to be in bed by 8pm.Review from Apartments.com
Great Property Overcoming Tornado and Covid-19 Obstacles
February 11, 2021We are very happy at Hawthorne Park. Chris, our maintenance man, is very responsive to our needs and he is very friendly and professional whenever he comes in to provide services. I think that the current management and maintenance team is doing the very best they can to overcome some difficult circumstances over the last couple of years. Worst Apartments Ever
July 22, 2018Management refuses to take care of the apartments or on site pool. My bathroom wall is falling apart, ceiling falling down, standing water on floor from a water leak and my son is beat up daily by the neighboring hoodlooms. Garbage EVERYWHERE!!
April 3, 2018My granddaughter and I toured this property and just no way. Dumpsters overflowing, garbage in every corner of the property and nobody cleans it up. It is stuck in the trees and bushes. Plastic bags everywhere. Pay for more dumpsters, cheapskates! Hire a grounds crew! There's no excuse for just leaving that crap there. The entire north side of the property is bordered by a wall of trash stuck in the brushline. Can you seriously not see this? I'm amazed that the city hasn't given them a citation ...for this landfill they call an apartment complex. The pool is currently full of slime green water that will probably breed a new race of super mosquitoes this summer. Enjoy your Zika and West Nile! I don't know who in this place owns a skinny, medium sized dog but it was running free through the complex and I almost hit it with my car. Total slum.Read MoreReview from Apartments.com
The good and the bad, from my point of view.
March 11, 2018Things you'll like: Pets OK with hefty extra fees and monthly pet rent. New management has made some improvements, but more needed. Affordable rent. The school bus picks children up at a designated spot inside the complex, not on the street, much safer. Most apartments have updated appliances. Most people seem to be employed and keep their respective areas clean. Children often roam the complex grounds, but seem mostly well behaved. Laundry room is generally clean with machines in working order, ...affordable wash/dry. Structures seem to be built well enough that you cannot hear through walls/floors/ceilings. Things you'll hate: Carpet in all the units I've seen is "renter brown" and completely worn out. High-speed internet is not available from any provider. Dumpsters are small and sparse, so trash is continually overflowing into the street despite being picked up twice a week. You will sometimes step in dog crap. The speed bumps are ridiculous (5-6" high) and will damage the shocks/struts on most vehicles, donked-out vehicles with lo-pro tires and trim kits will be completely destroyed by these things, although most of us don't care because we think it looks stupid anyway. Parking spaces are TINY and everyone will bang the side of your car getting in and out of theirs, it's unavoidable. No curb stops to prevent cars from driving over the edge of the retaining wall, this has happened, (it wasn't pretty), please pay attention to what gear you're in, R and D are vastly different. Wood railings on stairs are not painted or sanded, you will get splinters if you slide your hands along them.Property Manager Responded

At this time we are currently trying to address all concerns in efforts to make Hawthorne Park a wonderful place to reside. We are in the process of changing flooring as needed when units are turned after move-outs, so this will definitely be a plus. We are also looking into purchasing multiple dog stations which should help with keeping the property clean. Unfortunately, this is a fighting battle but we are looking at options to keep this under control. Not Horrible
September 9, 2017Hawthorne was recently purchased. the new owners have been making improvements as fast as they can, it takes a lot of money to do that. and yes the renters will be paying for it! that's how it works. its a business, duh! they were built in 1978, its says so on the web site if you want a new apartment find a new one and try to afford the rent for it. older apartments have more character, and they are cheaper as it should be. it is expensive to rent everywhere. I am a maintenance man by trade for ...the last 35 years, I know it is hard to get a good maintenance man to work for the pay most Land lords want to pay. they have some good maintenance men here and some not so good. but they do pretty good considering what they have to work with. The staff here are very nice, and they do try hard to keep this place running smooth. it is surprisingly clean, i have noticed that there are a lot of people who can't seem to find the trash dumpsters here and just through trash where ever they are. the dumpsters are the big blue boxes with black lids. they have one on every corner of the block. They also allow pets which is a big plus! try finding a place that allows pets! not to many out there. The laundry facility is nice! they almost got the pool fixed, that will be nice to! If they keep improving at this rate some one will be able to write a 5 star review one day.Property Manager Responded

Horrible
February 2, 2017Hawthorne park ( Broadmoor ) are old apartments and everything breaks. To have them repair something you have to constantly reorder the repair. The parking is not bad, lots of space. The staff are respectful and nice. Never had any problems with our rent until the new owners came in. They proudly announce new roof, new windows, but at who's cost? Us the tenants.That's when we started having problems with fees that were not even at our fault. I spoke with them and they said it was a "system ...error", that's what they call it. We moved on November after 8 months constantly trying to have them fix their "system error" it didn't happen. We brought them copies of all of our monthly payments and the offer letter when our lease was about to expire. So they went ahead took off those past dues and they came out with new fees " Property Damage and Utility fees that until we moved out and received a collection notice from a collection company we weren't aware of such fees. Tried to have them fix this or at least explain why not warn us before sending it to collections and of course they came out with such a disclaimer that i saw it come i just had to try. All I could say about Hawthorne Park Apartments is that they are the most irresponsible and unprofessional owners.
