IN LOVE WITH MY NEW HOME
February 22, 2021I'm thrilled beyond belief to have found such a great apartment. I came in and looked at the apartments and applied the very same day. Such a great experience and everyone, (staff and neighbors) made me feel so at home. So far there have been food trucks every week and updates often from the office. ZERO STARS
October 16, 2019Community area garbages are overflowing. Underground sprinkler system is always broken, creating pools of water all over the property. Cigarette butts litter the grounds of this supposed "smoke-free" property. Pet play area is full of dog poop that has not been picked up. Landscaping looks sad and dead year-round. Apparently no portion of your rent money here goes towards anything related to keeping the property kept up.Property Manager Responded

Lots of noise problems
October 7, 2019Paper thin walls and ceilings. You can hear every step the people above you make. Lights and other things rattle from the noise coming from above and below. You can also hear music and conversations coming from the other residents on all sides of you. NOT PET FRIENDLY
September 30, 2019James River at Stony Point says it allows dogs and cats, but be prepared for some big surprises if you sign a lease at this place. SAFE AND HIGH END!!
September 12, 2019James River at Stony Point is great. I have never seen any "activity" and am constantly out and about walking my dog at ALL hours of the day and night. The best part is that I feel safe enough to do that here. They throw events that allow us all to socialize and meet our fellow neighbors. I have made SEVERAL friends that I will remain friends with for life. Maintenance is attentive and usually respond within hours of me putting in a service request. Zero stars. UNSAFE PROPERTY!
July 8, 2019This apartment community is riddled with police visits constantly for more riff-raff trickling in & there is rising crime at this apartment complex; tenants have been physically assaulted & attacked by other tenants & the deplorable company they invite over. And even after that, the management office & owners still do not have any measures for safety (no surveillance camera's, no security patrols). They claim to perform background checks to avoid these violent criminals living here yet there is ...tenant, well known to police b/c they've been called to his unit over a dozen times, living here that has 2 felony assault & battery charges (one occurred Jan. 2019 while he was living here) on top of a few drug possession charges. Yet the management office has said they don't allow tenants with criminal convictions/backgrounds to live here. How was this missed? There have been confirmed drug deals in the back parking lots & lewd acts (people urinating by the tree lines in the back parking lots). I would imagine no one wants their small children seeing these things. There are still lazy, detestable tenants leaving their dog poop everywhere & now it's become a hot spot for trash coming over & racing their cars up & down the parking lots. Lovely. They have constant billing issues with the water & sewage utilities. The meters have been broken on & off for over 7 months so they "estimate" your usage thus resulting in bills doubling, even tripling at times. One tenant even having an almost $1,000 bill for their water & sewage in a one bedroom unit, for one person! Dangerous & vile people are not the only thing taking over this "high end" community; millipedes, frogs and mosquito's are rampant & nothing has been done to control & manage the infestations. At this price point it's beyond disgraceful. It is just not safe & not a good place for families & hard working professionals who want to reside in a peaceful, beautiful community.Property Manager Responded

NOT SAFE & NOT HIGH END
May 29, 2019This place is not safe and does not have any security. There are cops there almost daily, drug deals in the back lots & I have witnessed tenants getting violently beaten walking to their cars from outside "visitors". Rent is ridiculous and the buildings are cheap & have paper thin walls. Steer clear.Property Manager Responded

October 23, 2018The staff is great here! The staff here is very friendly, hardworking and accommodating to their residents. I love that they represent XFINTY at this apartment complex! They are creative with their lease ups and community gatherings! This community brings a warm environment to anyone that wants to live here. I really enjoyed the night swim XFINITY was a part of! It was very creative it brought out the entire community and the pool was amazing! The community events makes a difference in getting ...to know all of the neighbors. I have enjoyed the other events such as the paint night, Bachata RVA salsa night, and the move in madness dinner events! This resort style living is great! The fitness center is pretty sweet! Everything is new and the latest equipment is there! Check out their model apartment! It makes you want to move in pretty immediately!Property Manager Responded

October 2, 2018I loooooooooove living here at JRSP! Not only do I live on a gorgeous property in a great location; its across the street from the mall yet super quiet and surrounded by greenery. I'm minutes away from downtown, short pump, Midlothian etc. my work commute is the shortest its ever been in my adult life lol. I've had the chance to make some wonderful friends where I live thanks to the very frequent and amazing events that are hosted here and across the street.Property Manager Responded

September 27, 2018So happy that I decided to lease here! I love the property and the team. Management is great at taking into consideration resident needs, concerns and wants. I have no issue that has not been resolved and work is always being done onsite so its great seeing my dollars at work.
