May 16, 2025I had what I was told was mold in my grass. It looked like my grass had been painted white in my yard. They have sprinklers. I asked to turn them on because it gave my dog a severe allergic reaction. Nope. Had to buy eye wash, allergy supplements, eye ointment, salve for her paws and allergy spray. For 2 months. And it just got better! Constantly have to be careful with toilet paper, and plunge the toilet or it will overflow. Refrigerator replaced 3 times. Whirlpool no less. Freezer food thawed. ...Refrigerator food froze. Never offered to reimburse me. Metal shaving kept clogging up the faucet. They acted like it was normal. Called them out mutiple times for it. Saw the metal they pulled out. Back door guard not on my door, tons of spiders. Finally maintenance guy found that it was missing on the bottom. Windows dint fit properly. Large air gaps make electricity difficult, and allow bugs to come in. Trash compactor always broken, with 400 hundred residents, most of the times it looks awful piled in front.Property Manager Responded

The grass condition described sounds like powdery mildew, which is a common seasonal occurrence in shaded or damp areas. Our community-wide sprinkler system was serviced and activated shortly after the start of spring. Work orders submitted by residents are addressed as quickly as possible, and we make every effort to repair appliances before replacement. In some cases, items are replaced when repairs are no longer effective. Any issues related to plumbing, fixtures, or pest concerns are handled by our on-site team or vendor partners. The trash compactor is monitored regularly, and any service disruptions are reported and addressed as quickly as possible. We understand how visual appearance can be impacted during those times and always aim to restore service promptly. We appreciate feedback as it helps us continue improving the community experience.

May 13, 2020The apartment complex itself is very nice, but the staff does not really care about you, they care about money. Terrible communication from the staff in regards to everything money related. Make sure you document every small detail with them, otherwise say goodbye to some money!Review from Apartments.com

August 21, 2019I have lived at Kinsley Forest for almost a year. It is a great place to live! The pool and gym are awesome and the location to everything in Kansas City is perfect! You will regret ever signing a lease.
October 22, 2018If I could give them negative stars I would. This was by far the worst place I have ever lived. They charge a luxury price for something that is far from luxury. You can never park unless you pay a ridiculous amount for parking on top of the already crazy high rent. The place is one massive construction zone. Then when you leave they find anything they can so that they don't have to give your security deposit back. The people in the office will file noise complaints on you when your neighbors ...didn't hear anything. There is a mosquito infested swamp that they just left to breed disease. The one trash compactor for the whole property is always over flowing with trash. It is far from luxury. If you can afford the rent here, there are much better places that you can afford. September 24, 2018Don’t waste your money in their application, because they only accept people who never had a single collection or late payment on their credit report.
