Tiny apartments, fees for everything; rent elsewhere!
November 18, 2023The apartments are very small and are wildly overpriced for what you get. There's cheap carpet and cheap countertops (not granite or stone) in the "upgraded" units that you pay extra for and the one bedrooms actually cost MORE than a two bedroom apartment. They have sneaky fees that you don't find out about until you sign a lease and the lease is very unfair to the renter (the worst lease I have ever seen). They actually make you pay for 5 additional days of utilities AFTER you've moved out. I ...have never seen that before in my life. Why should I pay utilities for an apartment that is no longer mine and I have no control over (i.e. they can leave all of the doors and windows open or turn the air down to 65 degrees or run a bunch of equipment). There is also no way to pay rent without incurring an extra fee (there's a fee if you use your bank account, there's a fee if you use a debit card, there's a HUGE fee if you use a credit card, and there's even a fee for automatic payments). This is the cost of doing business, this should be included in the price of rent. They even charge you a 10% fee on the water bill every month. Amazing Maintenance and Office Team
October 1, 2020I recently moved out of Madison Pointe but only because I bought a home. If not for that, I would have stayed there for much longer. Brian, the Service Manager, is the best! Love the Price
February 7, 2018So Madison Pointe wasn't originally on my list, but the one I wanted was way put of my price range. They suggested Madison Pointe because it had similar features but cost less. I got to tour and it was great! The upgrades here are pretty much the exact same as the place I wanted but Madison Pointe is almost $200 cheaper! Granite countertops aren't worth an extra $200 a month. And it is more square feet which is great since I always have family visiting from out of state. If I ever have an issue ...Brittany, Kalie or the new girl Amber help me right away and the maintenance guys are always to my place in less than a day (they wall mounted my TV for me) and come to do preventative stuff like switch my air filter. I highly recommend touring, especially the upgraded apartment, you can tell they take their time to make it perfect for you. I'm half way through my lease and have resigned for next year!Property Manager Responded

10/10 Would live here forever!
February 1, 2018I do not have enough good things to say about this place! Every time I walk into the office, they are so sweet, kind, and helpful and truly make it feel like home. Kalie is absolutely fantastic! Management takes great care of the entire community, from the landscaping to the apartments. The amenities are more than what I could ever ask for, I love using the pool and gym. The resident events they throw are suuuuper fun! I have lived in other apartment complexes in Gainesville, and the maintenance ...staff here is top notch. I used to have to wait weeks to get anything done, but not here - they are so quick. I hope I never have to leave Gainesville because I would miss this place way too much! Lira, Brittany, and everyone - keep doing what you are doing.
