Modera has been nice thus far! The leasing office is fine, but understaffed and therefore hard to reach at times. Lots of gratitude for Kai, who seems to run a one-man show. The apartment, for the location and price point, is good, but nothing special. It's reasonably spacious, but the prior resident left our apartment in slightly dirty condition, and it wasn't entirely clean in time for our move-in. Overall, we are satisfied with our living experience here. The only remaining issue is that the previous resident has already moved out, but one of the two mailbox keys has not been returned. For security reasons, we would greatly appreciate it if the mailbox lock could be replaced and a new set of keys could be issued to us. Thank you very much for your assistance.

This is a good place for a professionals to stay. Some unit layouts are too tiny though. Also the utilities are a bit more expensive when compared to other nearby Rincon Hill apartments. I paid around $150 when I lived in 399 Fremont, but now I pay more than $200 for my small studio utilities per month. Trash is 20dollars more expensive, pest control is additionally charged, and sewage is so expensive. I was charged more than $70 dollars in April even though I traveled to overseas most of the ...

I’ve really enjoyed living here so far! I think the only issue I’ve had is the packages - you can never know where it’s delivered and it makes me nervous if it’s not in the Amazon locker or in front of my door.

I love the building! Recently, we had a work order where we had a small leak under out sink. We filed a work order at around 10pm at night and by 9am the next morning, it was fixed. We really appreciate the maintenance staff. I also had a great experience renewing our lease with the leasing staff. The whole team is fantastic and are always extremely kind and friendly.

I like the big spacious rooms with high windows and the apartment has 4 rooftop lounges available which gives different views of SF - I like this part a lot.

Overall my experience has been good but after 4 years it’s frustrating to have reoccurring building and apartment access issues with the two keyless access applications. Lately customer service provided when asking to fix fob access has been unpleasant.

Complex is clean and easy to navigate. Noise isolation is fair except the weatherstrips on the front door and balcony doors could be improved.
