Noisy and Poorly Built

Living at Notch 8 has not been a great experience, and it's only been a month. Leasing: Leasing was slow to respond to emails when submitting documents they requested, leading to last minute changes with my renters insurance being needed right before my move-in date. Noise: Noise is constant. I can hear every step my upstairs neighbor makes from just about anywhere in the apartment. Furthermore, my specific apartment seems to have a mechanical room directly next to it, so I hear equipment ...
constantly cycling, spinning, whirring, and thudding day and night, which again can be heard anywhere in the apartment. (Appears to be the same issue as this review: https://maps.app.goo.gl/Djcp4mLuTnimV8kx8) This disturbs the enjoyment of my apartment during the day and my sleep at night. The issue was reported the day I moved in, but nothing was done to investigate or resolve the issue. After submitting a survey and a formal ticket, building management has been more responsive. However, after being told on Monday that the chief engineer would look into the issue, the response to my follow up email on that following Friday was that the engineer was on vacation, so nothing moved forward for a week since I understood management started looking into the issue. Finishes: You can tell the apartment has been lived in quite a lot. Misaligned drawers, cabinetry finishes peeling off, tape on walls painted over, and crooked cabinets all demonstrate minimal effort put into cleaning and repairing the unit between residents. I love the floor plan and the huge patio for the dog, but those are just about the only positives I can come up with right now in my frustration.

Great location and convenient to Old Town, Delray, Pentagon, Crystal City and Washington, DC. Great activities, dining and events happening all the time in the area and you don't need to drive to get to them. Public transportation is just a few feet away.

Notch 8 is conveniently located and has all modes of transportation (buses and metro)very close by. Delray main street is within walking distance plus there’s good shopping and restaurants also within walking distance while a grocery store is downstairs which makes it nice and convenient.

Management Issues & Declining Living Experience

I have been living here for the last two years, and the last several months (end of 2024 to now) have been notably challenging. Maintenance has become increasingly unreliable, with limited staff capable of effectively addressing issues. For instance, my apartment experienced a leak that persisted for nearly three weeks, and this problem appears to be common among other residents as well. It has taken seven months to address the root cause of the leak, with uncertainty about whether the issue will ...
recur while repairs continue. The office staff's approach to community events has also changed significantly. Events, which were previously held on weekends and more accessible to the community, are now exclusively planned during typical work hours on weekdays, limiting attendance for many residents. I provided feedback in February, requesting that events be scheduled outside of traditional work hours, but no action was taken. I followed up with a request to the manager a couple months later, who responded that the suggestion would be considered. However, when I proposed adjusting some April events to accommodate residents' schedules, the request was declined. It is difficult to understand why event times could not be adjusted, even slightly, over a month-long period. Additionally, the front door has been out of service since November, and frequent fire alarms going off without cause have created ongoing inconveniences for residents. This community was once an enjoyable place to live, but the management's recent lack of responsiveness and effectiveness has impacted the living experience for me and I'm sure many other residents.

Notch 8 really does stand above the rest in terms of quality, community, and comfort. I’ve been a resident now for almost a year and I feel very fortunate to have found Notch 8. My apart is modern and efficient, the building is well maintained, and I’ve never once struggled to find a parking spot. Add in the glorious views and close proximity to the metro, and I couldn’t ask for a better residence.

Notch 8 is a place that is conveniently located to DC, Delray on the Avenue, Old Town and to shopping (Target, Best Buy, HomeGoods, PetSmart, TJMaxx, Total Wine and more all within walking distance). While the building is one of the first in the Potomac Yard area, it has aged somewhat but is well maintained and has the normal amenities as other apartment buildings. I think I good bang for the buck. Oh, and did I mention that it is across the street from Potomac Yard metro station? Also you can ...
catch the Dash bus or Metroway right at the corner of the building to get around. How convenient is that?

Don't move here. This management group is ineffective. How could the living experience at Notch8 be improved? More responsive management. Not take 5 months to fix the secure garage door; not take 6 months to fix the security system; not take 5 months to fix the elevators situation with the freight elevator; have a better system to secure packages (often left out on table even when the building was not secure due to alarm being in-operable). Stop asking people to take their cardboard to the ...
loading dock when you don't have an operable freight elevator! Replace the lights in the gym! Fix the beeping security system! I would love to be contacted by management but they would just provide another canned response about how they're doing the best they can. Management has absolutely no credibility in this community. They're ineffective.
