Can’t say enough about my time here! This is hands down the best place to live in Pickerington. The office staff is second to none, they are so much fun and very caring! They even throw monthly events for the residents to enjoy. The amenities are amazing, the pool and pavilion being highlights. And the maintenance staff is awesome, they are quick to respond and fix what needs remedied. The property is pretty new and grounds are well kept. I have lived at Overland for nearly 6 Years now and it's the best place I have lived in so far, the staff is always friendly, the grounds are kept clean and neat and if something needs to fixed the take care of it within 24 hours.

This has been the best apartment community to live in since I first moved to Pickerington almost 12 years ago. The staff is very friendly and quick to respond to any issues you may have. The resident events are always a hit, great food, drinks and simply a great time! Pool season, there are actually people at the pool, residents getting to know one another and tons of people cooking out. If you’re looking for a lively community; Overland is the place to be.

Great complex

I love living here. I really miss Alessandra and Halley being in the office, but the new guys are nice. When Halley and Alessandra were here, they always sat out in the office and talked to residents. They really cared about you and your life. They hosted events even throughout covid. They implemented salt bins in the winter so that residents can salt their area even if it is before or after business hours. Now that they have left, there have not been any events. The office staff frequently sits ...
in the back room. I do not see maintenance cleaning grounds, and the dog stations are always full. I see maintenance sitting in his car rather than keeping up with the grounds. He does do a great job of filling work orders quickly and effectively. The coffee in the office is supposed to open at 8AM, but if someone calls off, it does not open at 8 which is very disappointing since there are resident coordinators that could open it. There is dog poop around complex because people do not pick up after their dogs. Alessandra used to walk the grounds and make sure that things stayed in great shape. She truly cared about the complex like it was her own.

Cheap build quality and terrible pet policy

The community is decent. You can tell that the materials used were cheap and thrown together in a careless fashion. The walls are quite thin, even to the point of hearing mumbled conversations of your neighbors. The pet policy of this company is all about money. There is a $200 initial pet fee on top of a monthly payment of $35 per pet. This doesn't cover anything if the pet causes damage to the apartment because guess what? They charge you fees if there's pet damage! After learning this ...
information when we obtained a cat, we considered breaking our lease. But that's pretty much impossible unless you want to spend approximately $5,000 after all of the penalties and fees. Pickerington is not that great for the price that you pay to live here. I've lived here my entire life and can't wait to get out.

We have lived here over a year, and to say that Alessandra and Halley go above and beyond is an understatement. They are the most helpful, friendly, and professional leasing girls we have experienced. They constantly check in to make sure we don’t need maintenance requests, when we have submitted requests they are always done same day or next day. We love it here!

Overland park is a wonderful place to live! The staff is always friendly and the maintenance crew responds promptly. The area is clean and Overland is nestled in a perfect location not too far from all the amenities that Pickerington has to offer. The Starbucks bar is also a plus! Overland Park and the Pickerington area would suit anyone.

I can’t say enough about the on-site staff here at Overland Park. From the friendly greetings from Alessandra and Michael when Don stops in for Starbucks Coffee and Hot Chocolate. Or when I mention that something in my apartment might need repaired. I don’t even have to ask twice. Thanks to Joe, the repair is completed immediately! How refreshing. Thanks to all that make it a joy to live here.
