A WORD TO THE WISE
September 13, 2018A 1-star rating is 1-star too many. Without getting into details (I could go on for days), here are a few words of warning. 1) Get it in writing when the office claims "the carpet is replaced with each new tenant." Sounds great at move-in, but when you move-out they will charge you for a carpet replacement if they see one hint of a stain. Hmm.. 2) During your move-out, be your own advocate & demand that you be present for the final walk thru. We were unable to sign off on our final walk ...through inspection, since we were not given notice it was happening. Interesting.. 3) No security deposit promotion? Expect a few outragous, unfair charges at move out. I hope this review is constructive in a way that it helps current and potential residents (who like us, keep the place spotless and always paid on time) from avoiding the mess they have caused us.Property Manager Responded

Worse than good
July 28, 2015Penbrooke is a mixed bag. First let me rant then tell you of its charm. the apartments are cheaply made. We had minor roof leaks with water damage to our drywall all winter that they could not fix until the spring. "Fixing" meant painting over it. We had more bugs in our apartment than I care for, but it may be due to our ground level apartment. The maintainance supervisor was a very loud, crude, vulgar man somewhere between a bad salesman and an off duty sailor. The poor insulation made the ...apartment the wrong temperature all year round. The pool has very strict rules and charges for guests to which they only allow 50 per day, though is rarely open. They have a community room that "they don't know what they are going to do with" so it is wasted space. Would have been great to use it. We were instructed in the community letter to keep our kitchen cabinets under our sink open in the winter to prevent the pipes from freezing. washers and dryers always broken d always eat your tokens which you can only purchase from the office during office hours. All that said, great neighborhood. Amazing location. Not always easy for delivery guys to find as it is a complicated layout. Strict rules keep the pool nice. Best price around for being right next toWegmans, Target and a million other places. Central to everything pittsford/fairport/webster/victor. Can't beat the price
July 26, 2015Having lived in Rochester my whole life, l had a pretty good idea of which school district's I was comfortable having my daughter go to and which school district's I was not. Unfortunately, I had a hard time finding a place I could afford in an area in which I wanted to live. After some time and some research, I have found an affordable apartment, in a safe neighborhood, with a great school that my daughter love's. Easy living for singles and families
July 22, 2015I have lived here for 18 months..my experience has been great. Its quiet, roomy, and you can choose anything from a 1-4 bed apartment. Best of all the utilities are paid for. I have had nothing but positive experiences with the staff. I had previously read that the staff was terrible but was very relieved to have experienced the complete opposite. July 22, 2015Penbrooke Meadows is suburban apartment living that will meet all of your needs. Apartments a are well maintained and the grounds are meticulously groomed. The location is great, literally minutes from Wegmans, Topps, Target, restaurants, all your banking needs, and anything else you can think of. So close to expressways, and other towns, Webster, Pittsford, Fairport and Victor. Really , does it get any better than this?Review from Apartments.com
