Very Poor Management
January 19, 2026I have lived here for several months and the management cannot seem to serve the community of Portofino Vineyards appropriately. Any rent issues we have had takes 3 days until we would pay a late fee in order to get a response, cannot use amenities after hours, and unable to provide the 2 months rent free to members of the Orchard in a timely manner because they are "delayed". For example, I was told to come to the office to sign a waiver regarding a fee that was being removed and at the very ...bottom of the page in fine print they tried to make us sign that we would remove any reviews online and not post anything else. I find this very disrespectful and it completely disables future residents from receiving a transparent look into a living experience.Property Manager Responded

December 22, 2025Avoid this property. Management ignored repeated reports of moisture and humidity problems and failed to resolve basic maintenance issues. Emails went unanswered and concerns were dismissed. After move-out, I faced delays and issues with my security deposit. This property lacks accountability and professionalism. This place is terible
November 16, 2025This place is terrible. AC went out 3x over summer and they took a day and a half to fix it everytime. Apt was over 90 for over a day each time. Also had issue with lock not working and security issue. Management and maintenance team is terrible. Looks nice but they don’t respond to any issues Look elsewhere.Property Manager Responded

December 16, 2024I absolutely love the team here! Scott, the maintenance supervisor, is fantastic—he’s always on top of things and makes sure every issue is handled quickly and thoroughly. Joe, the maintenance tech, is just as dependable. He’s friendly, hardworking, and always willing to go the extra mile to help. Lilly, the assistant manager, is incredible. She’s so organized and approachable, and she truly cares about making sure everything runs smoothly for residents. Property can have some Improvements and stick to their own Rules
April 21, 2023Maintenance are pretty good and efficient and sometimes there’s delays but is understandable because how much they have to cover across the property. Thank you for being fast and efficient thanks for changing and fixing the front door. Stay Clear - Nothing about this place says Luxury!
June 1, 2022Moving out, I accepted the fact that they would charge me for early termination. After turning in my keys, I was informed that I would receive my final bill. The bill was sent/received on the 4th day of departing. I called to ask questions regarding the charges they applied (ie, late fees, NSF fees?) Adding whatever charges, they wanted. No one returned my call (2xs). On the 13th day I received a called from a bill collector for the charges. What kind of business are they running over there? I ...noticed that someone mentioned management lacked customer service skills (AGREED). Another review stating that this place is not luxury at all (AGREED). April 1, 2022My stay at the Grove was a nightmare!! The management is not very nice and incompetent at all. MY AC broke down 4 times and it was built in 2021. Would not recommend this place to anyone!! Additionally neighbors in general are noisy and horrible to live next to including loud music at all hours of the day with no consideration for anyone and I had to endure a "foul" smell in my apartment!Review from Apartments.com
