Avoid at all costs
March 27, 2026Do not move here. Walls are paper thin, management doesn’t address any issues you have and neighbors are ghetto and inconsiderate. The stairwells always had trash, used napkins, and smelled like cigarettes and marijuana. Loud noise from the unit below us every single night for months and management never did anything. We could not get a single nights sleep. It was so bad that we had to sue the management for not enforcing the lease terms. After winning in court, we were able to break the lease ...without any penalties and we ended up moving 8 months into a 12 month lease in the middle of a snow storm. It was that bad. Management here is abysmal. TLDR: Do not move here under any circumstances. They are nice to you until you sign the lease then they will treat you like garbage. Plenty of other decent apartments around Alexandria. Also, do not believe any of the 5 star reviews, most of them are from people who toured the place one time and management is probably giving incentives to leave a good review.Read MoreReview from Apartments.com

July 30, 2025If I could give zero stars, I would. I’ve been dealing with constant, disruptive noise from my downstairs neighbors for months and management has done absolutely nothing to resolve it. Despite multiple complaints and follow-ups, all I’ve gotten are vague responses or no transparency about the process—if there even is one. It’s clear that tenant comfort and peace of mind are not a priority here. I pay good money to live in a place where I should be able to relax in my own home, not constantly be ...disturbed and ignored. The lack of accountability and action from management is completely unacceptable. Save yourself the stress and find a place where management actually does their job.Property Manager Responded

February 22, 2022I would not recommend this apartment complex to anyone. The ventilation is terrible. My apartment constantly smells like cigarette smoke. The hallway constantly smells like cigarettes. Contacted the leasing office and the issue has still not been resolved after bringing it up 3 months ago. Parking is hard to find due to non residents parking here and the the leasing office not enforcing parking passes.Review from Apartments.com

June 4, 2020We have lived at Rosehill Apartments for over 3 years. The staff are always kind and respectful. If there is anything that needs to get fixed they are quick to respond. Dishonest staff that doesn't honor contracts
July 31, 2017My fiancee and I had great hopes for the pricing, quality, and location of these apartments. Regretfully, we had the following problems: 1. The leasing staff did not present accurate information about particular apartment deals. I'm fairly certain this was an honest error. 2. The leasing staff assured us that my fiancee, who was traveling from out of state to sign the lease, would be able to come in and sign it. When we came in to have her sign for it -- just a week before she was to move to ...the area -- we were told the manager was on vacation and had not provided the paperwork for her to sign. 3. We were subsequently told that the leasing staff could send us the paperwork, and that we needed to overnight the paperwork back. We asked for them to pay for the cost of this, since it was their error, and no answer was received. 4. We also signed a contract to start the lease on a certain date. The staff signed this paperwork, then attempted to renege, demanding that we start the contract a day earlier (at a presumed one-day cost to us of about $45). When I brought this to management, I was told they couldn't honor the contract, and that errors happen. They also refused to reimburse us the cost of pulling the apartment off of the market. 5. I brought this to Rose Hill's parent company, A.J. Dwoskin. Management their not only did not force Rose Hill to honor the contract, but also did not reimburse us for the cost of pulling the apartment off of the market. In other words: Rose Hill Apartments expect potential residents to honor contracts, but they will not.Property Manager Responded

Just Moved
June 28, 2017I moved to Rose Hill APT in June 2016 and left one year later. I was initially impressed by the customer service but shortly after I moved in the management changed for the worse. I noticed a problem with mice and notified the property management. They sent maintenance to deal with the issue and set traps. Maintenance put traps down in my apartment but did not bait nor set the traps. My car was vandalized in the parking lot while I was a tenant and notified the authorities and management. ...Management, who could not be bothered to see me personally, told the property agent to inform me that several cars had been vandalized and to file a report with local police. When I received my retirement orders from the military I tried to move early using my military clause. This was a resounding NO from Melanie who informed me that retirement was not covered under my military clause and I would have to pay my full lease or a penalty for trying to move early. I am now trying to find out why my Security Deposit is being penalized for July 2017, when my lease expired on 6 June 2017. Of course, no one around to answer my question and told to call back later. September 23, 2015Apartment was well maintained before we moved in. Everything was repainted and the carpet was replaced. It's a cozy apartment but it's been great first apartment for my wife and I. A Rose among thorns
September 12, 2015The Kingstowne area in Alexandria is a prime location and almost unaffordable to the average renter. Rosehill offers one of the few opportunities in the area to reside in a reasonably priced but very safe and well maintained environment, I've lived here for 4 years and I have loved every minute of it!
