Horrible Parking. Rear of car destroyed in a week

Have been here exactly one week and have already had the back of my car destroyed in the parking lot. Saw other reviews that mentioned this and in each of them they say nothing is done to help the owner. Sadly this is true. No cameras, no help offered, even after this is clearly a common occurrence. Good to know the community doesn’t mind their members destroying one another’s property. Glad I only signed a short term lease

I've lived here for 10 months and it has been a near continuous maintenance nightmare. The Sheffield Court standard response seems to be to cover up issues rather than fix them. As a result, I've had to deal with persistent mold, water damage to multiple walls and carpeted areas, and a plumbing system that filled my toilet with someone else's waste and my shower with...let's call it "dirty water" and what I hope was just debris. They refused to accommodate me when I asked to be moved to a ...
different unit due to the persistent maintenance issues (and health issues if we want to address the mold) and actually wanted to charge me a ridiculous fee if I wanted to move, despite the fact that my current apartment is riddled with past and current issues. I get that maintenance issues happen in older buildings, but the response from Sheffield Court was unacceptable to say the least. This is not meant to criticize a single employee as they have been generally pleasant, but you are rolling the dice if you decide to live here and they are not likely to go out of their way to help you. I sincerely hope that they give me reason to edit or delete this before I move out so we can be on good terms, but after 10 months I don't have a ton of hope.

I have lived in six different apartment complexes in Arlington across the past 13 and this was the worst. Read your lease VERY carefully - they put the move-out date four to six days past one year. This way they charge you the higher rent for those last four to six days. They do not tell you, have look for it. The move-out fees are beyond ridiculous. First they told me I had not contacted them in writing and they tried to charge me for that (when I had an email stating I was moving out in ...

Then, they told me I could bring in a cleaning service or they would charge me for cleaning - interesting considering there was still a cable box and not-vacuumed carpet when I moved it. They will also find something wrong and charge you for it. With me it was blinds. The maintenance staff once came to fix my shower and left my bathroom a mess as well as dirt on the floor and mud in the tub. Also, be careful in the parking lot - my car was hit and scratched more than once. The spaces are very tight. And there are not enough. I understand, it is fairly inexpensive for an apartment with washer/dryer not far from the metro. That is why I moved there, but I would just advise anyone considering it to be careful. Honestly, I have never written up anything on any website before. I just felt this time I should share my story so those considering it had a complete view of other's experiences.

I lived here for three years, the Apartments themselves were decent given the age, I enjoyed the old style and brick buildings, the swimming pool is also nice. The gym is located in the basement of the main building, the cable television does not work properly, only a few channels are available. There is a pool table and business area in the basement as well. I thought the amenities were decent. Each year there was a major rat problem in the garbage area. The trash needs better management, ...
there are about 8 trash areas each with 8 open trash cans inside like you would have at a house. Naturally they get overfilled frequently and attract Ratatoullie and his gang. I have never seen a rat inside my building, but have spotted many fresh dead ones in the parking lot and some staggering around from a strong dose of poison. I think the trash could be managed better if there were trash compactors in the trash areas. The maintenance staff and leasing agents are nice and helpful. The management company, Equity Residential, is a typical out of touch with humanity type of company that optimizes their profits any chance they get. Expect rent to be raised each year, and you must negotiate with the leasing office, don't let the raised rent be unreasonable. During my time, they raised the rent about 7% and I talked them down one year, the following year I moved within the complex to a smaller unit. I have also had packages disappear, or just never arrive. Sometimes my packages ended up in the wrong building other times they never came. I recommend requesting a signature for a package so they will go to the leasing office for them to sign it for you, then you will get a slip in your box for the package.

Sheffield Court is a nice, low-cost, affordable option for housing in the Arlington area. It's rent is less than other complexes, however, with utilities you may end up paying close to the apartments that are closer to the metro. The complex is about 12-15 minutes walking distance to Court House metro or Clarendon metro. The units are nice and the facilities team is very attentive to if something is broken in the apartments. cockroaches, I personally had to report the issue three times to have them use a heavy duty terminator otherwise they used simple repellents. Other people I spoke to had ants and mice. The buildings are old and these pest issues happen in old buildings even if the inside is renovated. Also, they frequently shut off the water for repairs for an entire day making it difficult to get ready for work, have breakfast, eat dinner, etc. The management is not easy to deal with neither. Their policies are made just to make money and you end up paying fees other housing management complexes don't charge. I lived here for graduate school and was happy to move out after dealing with the management. The management was not transparent about fees at contract signing, renewal, or move out. At each of these stages new fees came popping up. The management will acknowledge that a team member misinformed you but will still require the extra fees to be paid. It is a decent place due to its proximity and price but definitely not ideal. Get a better bang for your buck somewhere else.

Since moving in 2.5 years ago, they've tried to raise the rent by nearly 30%. No joke. In the move-out process, they cancelled my automatic rent payments without telling me and then expect me to pay $200 in late fees. The management staff is all friendly enough when trying to rectify these issues, but the answer is always "I can't help you without discussing with my manager", whose followup answer is "I can't help you without discussing it with corporate". The location is fantastic - particularly if you work on Joint Base Myer-Henderson Hall, at the Pentagon, or in Arlington proper. Access to ingress/egress routes (US 50, I-395, etc) is immediate, though it is easy to avoid them all when trying to dodge morning and evening traffic. Just around the block (literally) is a boutique grocery, a yoga studio, a salon, and a series of great restaurants (ranging from pizza to a Mediterranean cafe). The complex is a ten minute walk from the nearest metro ...
stop. Make it a quarter hour and you can reach gyms, a vibrant bar scene, shopping, multiple grocery stores, a movie theater, and boodles of restaurants. The buildings themselves date from WWII and were built as military barracks or offices. They max out at three floors - great for those that don't enjoy waiting on elevators or hiking up tons of stairs on the daily. With the buildings being lower set (unlike the high rises in downtown Arlington), ample space exists in the immediate area for parking just outside the small courtyards that lead up to individual entrances. Lots are available for reservation ($125/month for your own space), though most are first-come, first-served for residents only. Public parking, both free and metered are available as close as 100 feet from your front door. Amenities include: a large swimming pool, surrounded by a large pool deck with chairs and room for grilling; a fitness center, featuring standard cardio equipment and a supply of weights and machines; and a basement social area with booth nooks, table games, and a bar open for immediate use or reservation. A dog park is on site for off-leash play, though most residents seem to exercise their canines in the grassy lots that flank the perimeter. Oh, and there is a $500 non-refundable deposit for your fur-ball and a fairly hefty monthly fee on top of that. Apartments themselves are unsurprising, though the size of your kitchen will range from inconveniently small to surprisingly spacious (mine falls in the latter category...I've got cabinets on cabinets). Expect white plaster covering the brick, load-bearing walls and standard sheetrock for room partitions that have been added since the original construction. HVAC performance is hit or miss at the peak of summer and winter, though the 24-hr technicians are prompt in responding to issues. Sheffield Court has many ups and a few downs, though it is ultimately a solid choice for living in Arlington, Virginia.

package that day, and know it was delivered, you have to wait until you get an email from the staff (usually around 5:00 that night), then hopefully email them before they leave (always before 6). Most communities have a method for dealing with this, and I hope Sheffield figures something out. Also, the staff aren't very helpful when large events occur. I had rain damage in my apartment, and the staff was actively unhelpful in dealing with this.

Cons: - no storage unit for items you may need to store away - the windows aren't very solid so you will hear people in the parking lot/outside if your unit is not tucked away from the parking lot/road. - the closet space is pretty small if you have a lot of clothes, shoes, etc. (you'll want to get an armoire) - parking is limited and if you want to park in the parking lot you have to pay $50/month, otherwise you have to park on the street. - the buildings are old, which come with old building issues (etc. mold near the windows, ac/heater unit not working correctly sometimes, etc.) Hope you find this review helpful!! This is a very unique apartment complex compared to it's peers in Arlington. Most of the rooms (that I know of) are 1 bedroom or studio apartments, and it fits the atmosphere required for that perfectly. It's far enough away from the Wilson/Clarendon/Fairfax corridor that it feels tucked away quietly. The apartments are old, and a lot of the aspects (window trim mainly) reflect this, but most of the units have had appliances replaced recently and feel much more modern than the ~1940 building date ...
suggests. You can tell that the owners care about turning around a potential image of a 2-3 star apartment complex, and this leads to many cool promotions, lots of feedback and friendliness, and a willingness to help you out. Complex is not perfect, but I highly recommend this to anyone looking for an affordable one bedroom or studio apartment in Arlington
