Property management is the best in Richmond
May 25, 2025This year will be my second time renewing my lease. Out of all the apartments that I’ve lived in Richmond, nothing beats South Falls. My number one reason for living here is the management and staff. I am pretty to myself and don’t interact with staff or neighbors regularly, but I experience the difference great management can have. They really care about the tenants, the spaces, maintenance etc. They even have events hosted on and off the property, and are constantly upgrading shared spaces. ...They’re incredibly fast at responding to any needs, and I’ve never experienced a place where they maintain the building itself so well until now. Even though I would prefer areas like Scott’s / The Fan for restaurants etc, it’s hard to leave this place because of the management. The location and apartment itself is amazing still, but it wouldn’t be as good as it is without the people that work here.Property Manager Responded

Superb Property
December 24, 2024Choosing to live at South Falls Tower has turned out to be an awesome decision. The amenities and overall aesthetics are one of a kind. Most importantly, it is safe, quiet, and perfectly suited for young professionals. Its convenient access to downtown and nearby outdoor activities for cycling, running, and more makes it a perfect gem. No Better Place to Call Home
February 21, 2024As a Richmond native, seeing the changes that the city has gone through in the past decade, SFT is THE place to make home. First, it’s quite literally ON the James River with a view from the pool deck that shows you the heart of the city that no other apartment or brewery can match. City life with the sounds of nature, chilling under the night sky by our fire pits. Short walk to Downtown RVA; short drive to Downtown Expressway, I-95/64. The Summer is best lived in SFT if not for the pool but for ...the nice walk along the Flood Wall that leads right to Brown’s Island/Belle Isle. For parking, there’s three floors including a basement for gate-access garage for residents and guests only. The garage is monitored and the spots are not reserved; EV charging available. Manchester is the happening spot now, but SFT is the home that offers a community through both its staff and residents. I have made some of the best friendships of my neighbors that I’d be happy to have at my wedding one day. The kindness and generosity of meeting our neighbors has been nothing but positive. I have a lot of respect and trust in my community that I share my home with. It is difficult to call my leasing agents, my leasing agents, as they have been as helpful as family. Moving in was a breeze from Jamie and her team that I don’t think I have ever had moving into an apartment go so smoothly. Any questions, concerns, comments, they are always there and willing to listen and take action. Savannah down in the office has worked miracles for me that brought me to tears at their resolutions. The maintenance gentlemen work diligently and will process your request within a day if not THE day. No task too small that they haven’t been able to tackle for me and my patrons. I lived in a one bedroom apartment here for two years before moving into a two bedroom with my significant other. It’s bigger than most one bedrooms that I have stayed in and the layout makes a good amount of sense. Appliances are mostly energy efficient but work great (electric oven, microwave, fridge, dishwasher, in-unit washer and vent-less dryer). Color scheme for the walls are not offensive and ready for some of your character. Shower/tub combo offers great water pressure. Overall, I could not be happier with calling South Falls Tower my home. Like I said, the SFT team are amazing at what they do and I could not recommend them enough to help you make South Falls your home.Property Manager Responded

The building and its amenities are unbeatable, management and leasing staff is exceptional and always responsive towards residents’ needs and the location is amazing (you really can’t beat those views!!). Great place to live
