    ROACHES. ROACHES. ROACHES. This complex used to be a hidden gem before the new management company took over in Jan 2022. We used to have Pest Control weekly, with no issues of pests. As of late, I see Roaches on a daily basis. I have expressed to the management team in the front office, including Alex and Betsy, several times regarding my issue. I have placed several work orders to have this issue resolved. Every conversation I have with them, I am constantly being belittled as if I am delirious. ...
    And I am being told that because I live in Florida I need to "just deal" with it. There's one thing to have a pest here and there, and it's another thing to have an infestation. They have been extremely poor in rectifying this issue. I have asked several times, to have my place fully inspected, I have asked to have my place pesticide bombed, I've asked for the baseboards to fully sealed, I have even inquired about moving into a different apartment because I haven't felt comfortable in my home since October 2022. I've even written to corporate to try to find a solution. Whatever you do, do not stress yourself out. Find another place where the management actually cares

    You try to call to get updates on maintenance issues and no one barely answers the phone, you submit a request or inquiry online barely any response, you call and tell them their customer service is horrible they hang up the phone on you!

    Edith was very professional and explained the process of applying. I viewed Villa community and really loved the feel of it. It's much closer to my place of employment. I toured both studio apartment models and fell in love with the Belmont. I brought my small dog with me which he was flirting a bit with Edith lol!.. Can't wait til moving day!!!

  • New Property Management

    It has been a good transition from the old management to the new management. I've lived here for about a year now. I can recognized in the last several month Maintenance has gotten much better in time response to the service request and the office staff is very friendly. I love to live here because is very quiet and the pools are 99% open and I love to be at the pool to read a book or to swim in it as well.

In the last several months our staff has gone out of the way to full fill the issues at hand for our services to be outstanding.   • Bad Apartments

    My daughter currently lives there and management will not fix anything that is broken. Her dead bolt was messed up and they removed it and stated if she wanted another one she would have to buy it and then give them a key. It's a bad area to live in. The tub is caked with hard water stains that will not come off. Two light fixtures in the bathroom are broken and they have asked that they be fixed and no one has come. My daughter went in to plug her laptop and was shocked. Her hand was black for ...
    awhile. Her cord was fried. The smoke detector was beeping and would not stop so they had to remove the battery. So currently they have no smoke detector.The vent( fan) in the restroom makes a terrible sound when they attempt to use it. They have submitted work orders and no one will fix what is wrong. Pantry doors were never finished. Would not recommend this place!!!

      We are very sorry that you had a bad experience with the prior management company. In the last year and a half we have a new property management company. Including 90% of our apartments have been up graded since we took over the property in May 2016. Also the electric problem is now in the past since all the electric in every apartment has been up to code from July 2017. We are currently up graded pluming fixtures, closet doors with mirrors, wood looking flooring, and we have added washer and dryer in every one, two and three bedrooms as they become available to be upgraded.

    While it would be nice to win rent for a year, I believe in giving credit and praise where and when necessary. The management staff here at Pendleton Park is amazing! They bring a personal one-to-one commitment and professionalism that is hard pressed to be seen nowadays. Always polite, helpful and willing to go the extra, especially when things get rough. The maintenance staff remind me of Indy Car tire changers! They are on it, any problem or need, they are there on the spot. Very nice place ...

    I have only stayed here for about a month but I like it! The office staff, specifically Whitney, are very kind & helpful. I have found them to be very accommodating. The matainance team respond in a timely manner(same day) and also have a 24/7 emergency line(incase your ac goes out at 1AM, ect..). I would like to add that they would even come just to change a light bulb during normal hours... I stay in a two bedroom apartment. The bedrooms are spacious & there is ample storage in the apartment; ...
    a large pantry, a locked storage room on the patio, a linen closet & decent sized closets in each room. I haven't run into any creeps on the property either :). I would recommend this property.
