I have lived in three apartments: on VCU's campus, in the fan, and now here in Manchester. I just renewed for my third year here at Terraces, the longest I've stayed anywhere. Really soundproof building, which I greatly appreciate, but I have considerate neighbors on my floor too. Super pet-friendly and has tons of dogs! I wish parking was still included in rent, that is my biggest complaint. They raised rent, pet fee, and added a $60 (indoor) monthly parking fee- with no upgraded amenities. ...
Greedy Thalhimer is the one to complain about- the staff itself here is lovely. Maintenance will come the day of or the next day 95% of the time to resolve any issues, there is an emergency service line if necessary too. I have to guess this is some of the best views in Richmond (depending on where your unit faces.) The building is cleaned almost excessively and is never dirty. Walking distance to the James River trails, footbridge, as well as Brown's Island. Cute local spots around the area and easy access to downtown to eat. I love exploring Manchester and it's definitely an up-and-coming area. Many residents I meet come here from the surrounding buildings, and say they're horrible. I've scoped them out and the rent is not significantly lower enough to be worth a horrible living experience. Terraces is worth the splurge, and I doubt you'll have regrets. I have no complaints about my living experience here.

Best place to live in RVA hands down!

I’ve lived here 1.5 years in 2 units and could not be happier with the building, residents and staff. Customer service is second to none. The views, amenities and finishes in the apartments are 5 star all around. I love living here! My new unit on the 5th floor has gorgeous views and a spacious balcony. You won't find more outdoor space at any other building in Richmond (believe me I looked at everything when I moved here). The views from the entire building are incredible and the beautiful ...
property has exciting upgrades happening all the time, I love the new outdoor dog park! The management team go above and beyond to make residents feel at home and respond to issues quickly and professionally. Manchester is an exciting place to live, close to beautiful trail walks, Browns Island festivals and great places to eat & drink. Highly recommend this building to anyone looking to live in RVA.
