Unsafe/Dirty
October 28, 2025Location wise, it is a very convenient location for students in terms of campus but the downsides to that are the surrounding area is not all that great and the train passes by twice every night which easily wakes you up. In terms of cleanliness, I give this a very low rating. Upon move in we discovered many cockroaches each day and night even though our apartment was kept very clean. There was also rats seen outside pretty occasionally. In terms of safety, this is the ghetto....cops are seen ...here every weekend dealing with something with some of the residents, multiple times a week there are random parties on the quad or near the pool playing loud music till late midweek. You are also not guaranteed a spot with individuals you sign with which lies within the fine print.Property Manager Responded

June 8, 2025Management is horrible. Crime is normal and you don’t get what up pay for plus extra random fees. Expect your car to get broken into while waiting months to be accepted for parking that’s $175.Property Manager Responded

Don't Get Stuck Here
June 11, 2024Management sucks! Expect to live with other tenants that are not vetted in any way and will cause you headaches. Utilities are not included in the rent. It is a separate fee every month and can be upwards of an extra $50. There are several extra fees in general that you will be paying every month. You will want to end up leaving but the only way to get out of your lease is to sublet, but you will have no takers and be stuck with the lease. If, you plan to have a car expect to pay high fees to ...have a parking spot or park outside the complex and have your car broken into. March 22, 2022I think this place is great if you need something close to Sac State if you don't have a car. The parking is horrible and ridiculously expensive. They'll also charge you a monthly fee if you end up in an apartment with a pool view. Management is alright, nothing special. Rooms and closets are tiny. July 21, 20217/19/21-day 1 of moving in: When we went to inspect the home, we found mold! The vents have dust that looks to be about an inch thick. Stains everywhere. The place is gross. When you move in, if it isn't clean, they will not clean. You have to clean the previous tenants mess. Yes, you heard me. And management refuses to speak with you.Property Manager Responded

June 20, 2021crossings shows the lack of empathy towards the people that are paying for it. There are fights just about every night. Rats running across the yard. I know warm water some weeks no AC other weeks. Management tries to say say it’s never their fault there is no place to file a formal complaint. Ripoff
May 13, 2021Lost my job to covid and was forced to move out. The lease termination fee was 3x what i wouldve owed them if i stayed. I now owe the crossings 13k plus a 125$ carpet cleaning fee when i had shampooed the carpets in all the rooms before i left. Guess thats one way to rip people off.Review from Apartments.com

November 21, 2020This place is dreamy! The place has a huge tv screen by the pool. The clubhouse is all up to date. Tons of study room and I can ride my bike to school (when it opens!)
