We are just 1.4 miles from UCSC, on the bus line and just a few minutes to gorgeous beaches and the Santa Cruz Boardwalk. Many of our apartment homes feature scenic views of the pacific ocean, canyons and enchanting gardens. Our community is sprawled out over 9 acres and feature 845 trees on property. Each home includes one reserved parking space with plenty of parking available for guests on site. Other amenities include Amazon parcel lockers, 3 laundry centers on site, extra storage, hammock garden, an outdoor BBQ area and lounge, fire pits, and a sparkling heated pool and soothing spa to destress and decompress after the hustle and bustle. February 23, 2026Do. Not. Live. Here. Hilltop is an absolute nightmare. The management is unresponsive, dismissive, and consistently fails to address even basic health and safety issues. Mold shows up again and again, the plumbing is a mess, and every “repair” is either delayed or done so poorly that the problem comes right back. Nothing gets handled unless you chase them endlessly, and even then, you’re ignored more often than not. Save yourself the stress, the health risks, and the constant frustration. HELLTOP APARTMENTS - WORST PLACE EVER

I don't know how this still has a 5 star rating. Complete joke
January 31, 2020Immenites: Spa (closed for construction, also just a hot tub) Pool (closed for construction, also no lights) Bike Storage (not done/open) Walking/Biking Trails (in Santa Cruz, not actually part of the complex) Gameroom (what? Where?) Avoid at all costs! Lies at every turn. Constant construction. Construction workers walking into occupied units without warning. Rapid management changes because of complete incompatance. Increases in rent with no actual quality changes or reason. Terrible place to live
August 15, 2019If you ask anyone who's lived at Hilltop, they will tell you one thing: under no circumstances should you live here. They owe every unit in the apartment complex $250 because everyone had to temporarily relocate for a few days while their building was being fumigated. I've been waiting for over a month and the office workers promised to contact me when the check arrived, but it never did. Shortly after my building was fumigated, they gave me a notice that in two weeks, my building was undergoing ...dry rot repairs for over a month. Their offer was essentially "you won't have to pay rent while you're gone, also we'll give you $500 Visa gift card for meals!" I also have not received this gift card. There is constant construction work going on, since before I moved here. All day, every day. A construction worker entered my apartment without notice, which is illegal. Not to mention that multiple other tenants have reported this happening to them. Rent is way too expensive, laundry is expensive, and I constantly worry I'll come home one day to yet another notice that I will have to relocate. I'm trapped in the lease for a year but until then I will be spreading the word to not live here.Read MoreReview from Apartments.com
Extremely overpriced and unaccomidating
July 10, 2019I lived at the Hilltop apartments before it was acquired and it had it's issues, but overall it was a nice place to live. Since the acquisition I've experienced weekly inconveniences with very little notice or consideration and management that has been evasive and unresponsive to an extent that I've never experienced with any other business. Not to mention the non-stop construction noise and steadily increasing rent.Review from Apartments.com
