Do not move here some units have black mold that stinks up your whole apartment. They do not spray for pest such as cockroaches!!!

Sadly my keys and car was stolen the same night I moved in so I moved back out the next day. Management and staff was very friendly nonetheless and really cooperative and other than the bad experience I had a nice time there.

Unfortunately, I cannot leave a long enough review but just know that this place is terrible. There is a roach problem, mold problem (their only response to this is to keep the AC running which you can see for yourself in the lease agreement), and the management staff is very irresponsible and unprofessional. In addition, it is not a safe place to live. There have been many homicides and car break -ins inside the complex. They will also try to sneak extra charges onto your account. Overall, not a ...

This is probably one of the worst apartment complexes you can stay at in Fresno. Management does little to nothing to help out their residents and that's even if you can get in contact with them at all. They have a roach problem and the water gets cut off almost every week. On top of all that this is a very dangerous place to live. In the two years I've lived here I can't even count on two hands how many people died. I have lived here for about 2 years, and this apartment complex is horrible. They are unresponsive for the most part when you tell them there’s a legitimate issue within the unit, and maintenance takes way too long to fix urgent issues. The units themselves are nothing like the model unit and are not whatsoever attractive. I would not recommend this complex.

Bad management, bad neighbors, gross apartments

I'm going to preface this by saying, I do not write reviews. I especially do not write negative reviews, as I usually like to talk to management and allow them to fix the issue behind closed doors. However The Victors apartments have shown such incompetence that I feel as though I must warn people before they get lock into a lease.
TLDR:
The apartments are infested with roaches and spiders. The neighbors are extremely disrespectful with loud music at late hours and throwing trash everywhere. ...
The management is incompetent.
Throughout my time living here, roughly 7 months, they have randomly turned the water off several times a month. Many of which were in the morning when people would be getting ready.
During the summer they closed all 4 of the parking lots that we pay to park in for over 2 weeks with 2 days notice to repave. Only 3 of those days work was actually done and in the end they did not actually repave.
Later in the summer they performed maintenance to put new handles on the doors and cabinets. I was in Mexico on vacation during this time and was not notified about the maintenance. When I got home, my front door and bedroom door were wide open. The note left on the door said that they had performed this maintenance a day prior, meaning my house had been open for at least 24 hours. Luckily nothing was stolen but the maintenance crew had left dust and footprints all over my bed and apartment. They also broke one of my CD cases.
When they repainted over the summer, the painters plugged into my apartment's power and causing PG&E to charge me 3x what my normal monthly bill. This was also during the time I was out of the country and I didn't have a roommate, so there was no power being used in my apartment for 2 weeks out of that billing cycle.
With zero notice, they changed the terms of my lease contract by making me (and the rest of the complex) pay additional fees for the parking spaces we were already paying for in our rent. If I had not been walking by the rental office on my way to class I would not have known about the change and the next day my car would have been towed out of the spot that I had paid for.
Any time my roommate or I go to the management about anything they either try to intimidate us or act like they have no control.
If you are desperate the Victors could work. Even still you would be much better served elsewhere.

This place was awful, they had maintenance issues all the time I had no water frequently and also no electricity. The apartment was an eye sore and then they had the audacity to charge me over $400 after I moved out and I sent them an email and they did not respond just sent it to a collection agency. Terrible customer service and poor business. Do not rent here!

Maintenance takes forever to fix anything, cockroaches everywhere, you get Shut off notices of water every other week, staff is rude,100 late fee and if you don't pay it another 100 late fee is added each month. They stack your late fees and don't tell you. You can pay rent on time but they will put it forward towards your late fee without letting you know. Cars get broken into at night even with their security guard working at night.

I had a roach infestation as soon as I moved in. I had to take apart my entire kitchen every week for a month and have them spray and we would still see them. We would see baby roaches and the eggs that they came out of. It was disgusting and management did not care. The gate would randomly stop working, so once my roommate was trapped inside and could not get to work and several times, I would be coming home from work and could not get in.
