Prospective tenants considering Residences at 668 (K&D Management) should exercise extreme caution and document every interaction.
I lived in Unit 406 from May 1 to July 1, 2026. My tenancy ended after a constructive eviction caused by systemic failures to maintain basic habitability standards and resolve maintenance issues.
1. Severe Maintenance Neglect
Flooring Hazard: Kitchen tiles remained broken, loose, and detached for over 40 days despite open tickets.
Appliance Failure: A defective ...
refrigerator seal caused repeated food spoilage and unhygienic conditions.
Plumbing: Chronic shower drainage defects and irregular water pressure went unserviced for weeks.
2. Improper Move-Out Charges & Admissions
Upon surrendering the unit, K&D issued a Final Account Statement charging thousands in improper fees and future rent penalties. Under Ohio Revised Code § 5321.16, landlords must mitigate damages. When confronted with evidence that the unit was omitted from public listings, management admitted in writing the unit was already re-rented and agreed to recalculate. Charging a departing tenant while re-renting is unlawful double-dipping. They also falsely logged my move-out as "skipped without notice" despite receiving prior written notice.
3. Active Regulatory Complaints
Formal complaints backed by photos, videos, and portal receipts are logged with the Ohio Attorney General, BBB, and Cleveland Building & Housing.

Maintenance requests, including the shower drain issue, were addressed promptly, and our team attempted to install a new refrigerator but was unable to gain access to the unit. Regarding your account, the ledger was adjusted once the suite was re-rented, and our office has repeatedly invited you to review your updated balance at your convenience. The unit was re-rented within the same month, and we remain committed to fulfilling our obligations as outlined in the lease.
