SECURITY DEPOSIT scam
May 4, 2025I have lived at The Village at Laurel Creek for 7 years (2018-2024). This apartment complex belongs to SEB Realty Corp. which owns others in New Jersey. I vacated the unit on December 31, 2024, clean, no damages. Reasonable “wear and tear” of 7 years was all it showed. I was a good tenant, I always paid my rent on time, and yet when I received the security deposit return check in January 2025 the property manager (Diana Hoxha) kept 96% of it for “damages”, including almost 1K for a new carpet - ...again, wear and tear of 7 years says that was illegal, but SEB Realty still went for it. All charges were unlawful, I was robbed. Now, this was NOT a greedy private landlord, SEB Realty is a corporation with numerous properties. I reached out seeking explanations, but I was ignored. Eventually, I filed a lawsuit in small court (GRAZIOSI v. SEB REALTY Corp) seeking “double” the deposit amount back as per the NJ laws. They did not show up at the hearing date. I then filed default judgement which ordered them to pay me my deposit amount, but NO punitive damages. That’s when I did learn that the little money (4%) security deposit I was given back served them not to receive “double” the rent payment if losing in court. Isn’t that genius? The apartments are outdated, the AC broke down regularly, the windows are “old” and lots of air comes in which means that in summertime the electric bill for the AC goes higher than needed or expected. Parking pass rules are unreasonable, some cars were towed for no reasons. Maintenance’s high turnover makes a new stranger in your apartment. The property manager (Diana Hoxha) is popular for not caring at all about the tenant’s issues, and now for keeping my security deposit illegitimately. It took me three months and a lawsuit to get my money back. If this happened to me, it could be anybody else because this is how SEB Realty appears to operate. I hope my story helps. Not worth it
December 1, 2022All they take is money, very rude and unprofessional staff. they are too old to even fix anything and as for parking, you are on your own. Tenants are allowed to smoke anywhere. I use to come back from work thinking someone had just smoked a cigarette in my apartment. they will not fix your issues and leave you to chase them. the service is very inferior and i regret ever living there. goodluck btwReview from Apartments.com

December 1, 2022I dont know who is running this place but nothing works and everything needs fixing. All the buildings are out dated, molded and need immediate repairs which never comes. BAD EXPERIENCE
June 14, 2022Just recently had their new parking rules , had their tenants registered their vehicles for the new parking permit where you have to hung it to your view mirror when you park and to remove it when your car is in motion. So, there is the tendency that you can forget to hung it up especially after work because you are already exhausted.You will towed for overnight without the parking permit and will cost you almost a months rent including your 2 or 3 days out of work. Your car will have scratches ...when you pick it up from the towing services plus one of the licensed plates was lost. Police noted a lot of cars are being towed in this apartment complex. June 3, 2022The complex doesn’t have enough parking for the tenants that rent. You’ll find yourself walking buildings away from your unit late at night. They do not keep up with the appearance of the back of the complex like they do the front. Things are very outdated in the apartment and maintenance half way completes the job. Walls are very thin you hear your neighbors entering and leaving the unit, you can even hear a conversation being held. I’ve had about 3 leaks so far and my ceiling has yet to be ...completed. (I’ve been living here going on 4 years) next year I will not be renewing my lease. They raise the rent But you’re not even getting half of what you pay for. They give you a curfew for quiet hours and text you random times of the day with concerns and community rules as if we all do not pay rent here and are grown. Terrible
February 12, 2021I wouldn’t recommend it to people. Like the review below of them slapping bandaids on issues. They definitely do. I had a leak in my room last summer. They said a roofer was coming out that day. Then it continued and then they said they coming out Friday. Poor communication. I currently have ANOTHER LEAK in my room. Different spot in my room. And big leak in my bathroom. Can’t poop without my knee hitting one wall and the other a trash can collecting water. Have a trash can in my room collecting ...water. I have a bucket on my sink on top of the trash can in the bathroom collecting water. My bath rug got soaked and I can’t ring it out and it’ll be fine. The smell is trapped and it’ll just be damp and moldy so I threw the rug away. Wasting my towels to catch some of the other water droplets. All I get it, it has to be dry to take care of it. Overall im going to have to deal with all of this till next month. Township/state inspection is in March. Like first week I believe and I have 0 confidence this will be taken care of before than but they say everything will before hand. 1 Star is being Generous
December 22, 2020WARNING!!! DO NOT RENT HERE!!!! Worst place I Have ever seen. It’s December and My lease isn’t up until June. They send me a letter saying they will not renew my lease. I complain about this place all the time. I wouldn’t complain if there was nothing to complain about. Drug infested and shootings way too many times. Pit bulls of leash.
