Worst place I’ve rented
May 8, 2025They don’t even deserve one star. The management here is god-awful. Trash compactors in the entire neighborhood will be broken at the same time and will result in residents (and valet trash) piling up trash in the neighborhood like it’s a third-world country. Landscaping will not be done. The office staff are generally unhelpful and require multiple follow ups (think atleast 3 times) for any simple request to be completed. The building quality is some of the worst I’ve ever experienced. Don’t ...be duped by any of the remodels, the building is absolutely bottom of the barrel garbage quality. Pray you’re on a top level apartment because every step you take can be felt and heard across multiple levels. You can hear every front door slamming from your own unit multiple apartments over. The parent company is an obvious case of corporate landlords that keep the place “running” by doing the absolute bare minimum. There were instances of families renting a garage unit to run a car repair side business out of. Also incidents of fellow residents renting out units on air bnb so you never know who you’re living next to for the week/weekend. If you’re handicapped and need parking, I’m so sorry, but good luck…I have never in my life seen so many inconsiderate people parking in handicap spots or parking their truck on a sidewalk. Part of me thinks this is due to the land scaping issue mentioned earlier as the already-limited number of spots are frequently unusable due to trees hanging all over them. The management here is good at one thing though…even though there may be mold issues, amenities permanently broken and packages that get stolen from the mailroom because the door doesn’t close properly, they are very good at collecting money. In fact, I received my post-move out bill about 15 days after I moved out but they never provided me a payment link (checked spam, promotions, junk, everything). I followed up 4 different times in email to request the link, called multiple times with no call back but finally got a hold of them and they gave me the link in minutes. Nice apartments, terrible maintenance and worse management
April 28, 2025The apartments are spacious, bright, pleasant, and comfortable. But maintenance is inadequate and slow, and management staff is unresponsive and unhelpful. When everything is working properly, the apartment is fine. When something breaks, trying to get it fixed is apparently impossible. Management are happy to get in contact when it's THEIR problem, and they want residents to do something, but they fail to reply to messages from a resident with legitimate questions and concerns. DO NOT MOVE HERE!!!
April 2, 2025While the location is good and the community is quiet, I would not recommend living here due to serious shady management and maintenance issues. I had a maintenance emergency for my garbage disposal that was leaking and called more than three times with no answer, which is unacceptable for urgent situations. Additionally, work orders were marked as completed even though the repairs were never done. On top of that, I am being charged double for trash service without explanation, and have been ...trying to get in contact with management, but they have not been picking up their calls. I would go to the office if could, but it would be impossible due to work. Furthermore, poor communication and lack of accountability make living here frustrating. Uptown Village has numerous problems
April 1, 2025former longtime resident - The apartment's common areas have been allowed to go to heck. Maintenance crews have quit time and time again, with some periods of weeks without a maintenance crew. Several pieces of gym equipment have been broken for years. Many, dangerous and lifting, gym floor tiles have not been replaced for years. Resident's common outdoors ranges have been broken for a year. Rotten, collapsed, outdoor pergola at the pool was left unrepaired for nearly a year. Once ...repaired, not the way it was, it has not been painted. No landscape maintenance during the winter months. Large, heavy, commercial trucks are allowed to use several parking spots each. The quality of the tenants went down hill. Do not move here
March 31, 2025I spent a year living at uptown village. If you tour the complex you will see chained up grills in the pool area, a hole in ceiling of the mail room, a dumpster in the parking lot and yellow tape around the garbage compactors. These were here the day I moved in and will remain unfixed by the day I move out. The lack of complex upkeep seen across the community reflects the same maintenance upkeep seen inside each apartment. If you can remember the two hurricanes that hit Gainesville back to back ...that is how long the drywall in my guest bedroom has been soaking wet, cracked, and potentially molding without being fixed by management. Uptown may seem affordable however the issues that run deep within this community will affect your daily living more than a better apartment will affect your wallet. Back filth in AC unit
October 5, 2023Ac unit filled with black gunk! Took quite a while to get anyone to do anything. When they did, all they did was spray some foam stuff on it. They did NOT clean it. We opted out of our lease early, paid extra to do so, and moved out. Husband had a sinus issue the entire time we live there. Beware the extra cleaning fees when you move out. We left a spotless apartment and still had fees! Note: All kinds of extra fees at this place! Pool is nice, but not always clean and unheated (so it’s cold in ...winter). Gym bathrooms are often a complete mess and paper not replenished. They need to keep strangers out of the pool area. There was some strange guy that would sleep poolside there for hours. Creepy. Window leak, so we had water on the window sill after every rain. Toilet tanks were black with mildew, so I had to clean inside the tank! The place always had a mildew smell. My guess is it was the AC unit. This place is NOT luxury apartment living by any means. Long in the tooth and mismanaged. February 18, 2023This complex has gone downhill since changing management. I lived here for two years and initially it was great under the other management. But since changing hands this complex has deteriorated. They have consistently tried to increase rent and push residents to fork over more than agreeing upon. They will also charge you 1000s upon move out regardless of the rent agreement and the state of the apartment upon move in. They will charge you for everything, regardless of the shape of the apartment ...when you move in. Express cleaning fee? Don’t opt in because they will charge you for cleaning as well. pro's & con's for living here
September 29, 2020*We signed on with the previous management.All the apartments had uniform valet trash can with lids outside their doors. We would put out trash in the bin and the Valet would pick it up. this charges is 25 dollars monthly. This idea made taking out the trash easy and accommodated everyone living here. It really helped those that worked long 12 to 14 hour shifts like health care workers and many essential workers. Also for the elderly and if someone was Disable this gave the the ability to ...just put the trash bag in the can outside their door in the bin.* Now new management has taken over, They are THREATENING us with a FINE, if we leave the apartment complex valet trash outside our doors. We are now forced to remove the valet trash can every day.We can only put it outside between 6PM and 8pm .There is nothing about a FINE for leaving THEIR trash can outside and the HOUR RESTRICTIONS in the LEASE! Also ,if you not able now put the trash can outside at the time demanded ,you are still charged 25 dollars a month and you take out your own trash. This was brought to the office attention that many of us are not able to put it outside or bring it in at the time due to work hours since we are still at work. The office does not really care they are still charging us . It so disappointing.-BY THE WAY no one has had trouble with bugs or rodents because of the trash can being outside their door ,because the can has a lid. we follow the valet list rules to prevent all of that.-WE are NOT recommending here to any family, friends or coworkers-has a ok gym - give it a 3 out of 5- the pool area I give it a 0.5 out of 5 -not a gated community anyone can drive in and out at anytime--walls for the apartment is VERY THIN- you can hear your neighbor upstairs-downstairs and next door-VERY small closets- the closets door are cheap and give trouble closing sometimes- not really any room for storage- you need to purchase a garage separately if you would like that- over the built in computer desk area is a sprinkler not a light- several outlets in the apartment rooms do not work- only a few apartments have fire extinguisher inside .The rest of you will need to go outside your door and down the hall to get one- all apartments have carpet in the bedroom and closet- it would be nice for them to implement on the first floor vinyl flooring only to the entire apartment- not all the bedrooms have ceiling fans-if upstair uses the bathroom you can smell it when they flushProperty Manager Responded
