  • Gorgeous building- good location

    June 23, 2025
As far as apartment buildings this one was the nicest I’ve ever lived in. The floors and furnishings are really nice and it’s pretty quiet for a downtown location. The maintenance guy Jon is a gem too.

  • Incompetent management

    June 19, 2025
Air conditioning has been broken for two months. Paint is falling off the ceiling. Cabinets are falling apart. A really poorly maintained building. Do not move here.

During the Spring start up it was found that the coil cracked and thus needing to be replaced the part was ordered and it's on the way. We then installed a temporary chiller and generator to assist in cooling while we wait for the part. New buildings require adjustments as they start being used. We don't have any outstanding maintenance request currently but we are prepared for them when and if they return.

  • So much potential ruined by terrible management

    June 6, 2025
I had high hopes for Utica Steam Cotton — a beautiful, historic building with incredible potential. When I first moved in, it was warm, welcoming, and full of promise. Unfortunately, everything changed due to the building’s constant shift in management. The current management company, Property Management Alliance (PMA), is disorganized, unprofessional, and deeply unresponsive. Communication is poor, and interactions are often rude or dismissive. It’s clear they are not equipped — or perhaps not ...
interested — in maintaining the charm or livability of this property. Sadly, due to their mismanagement, a place I once hoped would be my long-term place to hang my hat-or in my case my white coat has steadily declined. What should be a thriving, vibrant community now suffers from multiple vacancies and neglect. From what I understand, PMA manages several properties in the Utica area — I strongly urge prospective renters to research carefully and avoid properties under their control. If managed by a competent local team who truly cared about the building and its residents, Utica Steam Cotton could flourish. But until then, it’s hard to recommend this place to anyone. The proximity to the hospital is second to none. However, that was not enough to keep me or many of my coworkers in the building.

We've been managing for 20 years and the Utica Steam building is a great example of downtown revitalization. While I'm sympathetic to your experience it doesn't line up to what we do. We encourage people to contact us and experience for yourself and enjoy living in the 95 % occupied Utica Steam building . We must be doing something right.

  • Total scam

    February 13, 2025
The management company, PMA, are absolute scam artists. They hired one man to do all the maintenance, cleaning and upkeep in the building, so it's never clean. There's pet urine, fur, mud and more all over the floors every day. They don't heat the lobby even though they are gouging you on rent. The finishes are cheap and haphazardly done. This building is a great example of how you can get taken advantage of. None of the security or amenities they offered are real, in fact the building gets ...
broken into on a regular basis. They don't value people here, they just want your money. Take it somewhere else and be treated like a human

  • Management paid for good reviews

    February 13, 2025
They hung a sign in the elevator offering a reduction of rent if you left good reviews of the property. I accepted that I'd just pay my full rent rather than lie, because they are really just trying to con new people into living here. They'll raise your rent for no reason should you decide to stay more than a year, and care more about turnover and price gouging than longevity or maintenance.

      February 14, 2025
Thank you for sharing your feedback. We take all reviews seriously and strive to provide a transparent and positive living experience for our residents. We want to clarify that we do not offer rent reductions in exchange for positive reviews. Our goal is to encourage honest feedback from all residents, as we value transparency and continuous improvement. Additionally, any rent adjustments are based on market conditions, costs increase for owners, and industry standards, however those costs increase kept to a minimum, if possible. In addition to any rates changes we communicate any changes well in advance and they are agreed upon and contractually signed with all tenants. We’re sorry if your experience did not meet your expectations, and we would appreciate the opportunity to discuss your concerns further as your review was anonymous and we cannot authenticate your review fully. Please feel free to reach out to our management team at so we can address any issues directly.

We do encourage our customers to share their experiences good and bad so we can provide the best living experience. We never have paid a person with a rent reduction for a positive review. There was a tenant that placed a sign without our approval and that was removed as soon as we found it. Rents can go up due to cover rising cost of over head to operate this lovely building.

I have been here two years and I love my unit the open airiness of the loft, the big windows in the units and its centrally located downtown. From the moment I moved in, I knew I had found a place that felt like home. The architectural charm of this beautifully restored building is truly captivating. • They do not take maintenance requests seriously

    May 20, 2024
You will be out AC, dryers, refrigerators, dishwashers for months before they fix it and they will site that your "appliances" are luxuries not required so be mindful. They also have units that are Air b&b and have random people in the building. There is dog poop and pee throughout the building as well. It is a health hazard to live here because of the mold in the broken AC units.

  • Elevated Lux Living in the Heart of the City: Utica Steam Cotton

    April 19, 2024
I’ve been a tenant at the Utica Steam Cotton building for over two years now. It is not just an apartment, it’s now home. The owners kept the historic charm and coupled that with modern finishes. The exposed piping, the original floors, the brick walls, and the tall ceilings paired with the modern lighting, elevators, useful amenities, and stainless appliances give us tenants the feel of a downtown Manhattan apartment right here in Upstate New York. The location is perfect as it’s amidst the ...
new and upcoming development in downtown Utica. So much is in walking distance. Lastly, I am a young female and always feel safe; safety was at the top of my list when apartment hunting. The building is full of friendly professionals who truly look out for one another and genuinely connect. Utica Steam really is the #1 spot for apartment living in Utica. (Ive even had friend who are homeowners visit and left saying they want to move in here.)

  • Love the Steam Cotton Building

    July 15, 2023
There are so many "Steam Cotton Only" benefits. Just a few of the things you will find here that you won't at the other buildings: - Beautiful, original, refinished wood flooring. The entire building smells like wood. It's such a nice scent when you are walking down the halls. Smell aside, the floors are beautiful. Every guest I've ever had over loved the floors. - Brooklyn Pickle right below! Their food is pretty good, nothing to rave about, but thats the beauty of it. Food is always good, not ...
amazing, good. So the line is never too long, prices aren't absurd either. It's a nice amenity to have when you don't feel like making dinner or lunch for tomorrow. - Varrick Street. The best of both worlds in my opinion. It's close, don't get me wrong. You can walk to all of the bars, restaurants, etc, whenever you want! However, you're far enough where the noise and crowds don't linger to the building. It's the perfect compromise of being close, but not in the mix. However, the apartment itself is the best part. It's quiet, sometimes too quiet. I didn't hear anyone. Could be because I was on the top floor, but very quiet in general. Apartment is built well. The appliances worked, water, internet, electric.. really everything. I truly had no real complaints living here. My only complaint was the small washer and dryer. They were a little annoying, but the rest of the living experience was amazing. Live here!
