Don't live here, terrible staff
October 12, 2023Actively continued to take rent from my bank after I moved out, never called me back to fix the issue even after 10+ phone messages over 2 months. Only way to stop them was to file a fraud claim with my bank. Aside from that, also lots of homeless in the area, feels unsafe to walk around the neighborhood at night.Property Manager Responded

Villas is my new home!
May 5, 2022We made the right decision to move here in Santa Clara, best decision to live at Villas on the Boulevard. We have nothing to say but all good things about the management and the community. I see a lot of friendly neighbors and the maintenance of the building is amazing. The rent is increasing after our 1-year lease but I will not even going to be bothered because all other apartments are the same. Such nice people and great location
March 20, 2019The folks in the office are very nice and answered all my questions. The building itself is beautiful inside - I didn't expect it to be so big and new. I LOVE the pool and outdoor kitchens for pool parties. The apartment finishes remind me of home (I love the subway tiles and tall kitchen cabinets) and have a lot of light. The prices everywhere in San Jose are high, so this apt. was no more than all the other modern places.Property Manager Responded

Pricey for continuing the lease
January 5, 2019Apartment is affordable for new applicants. They give great move in specials which bring down the price by a significant amount. However, the year later be sure to pay way more than what other apartments are offering in the vicinity. The management changed after I moved in and I have had a great experience with the maintenance. Valet trash service is totally worth paying for. Security is a problem, I had my car break in once, in-spite of it being a gated community. Overall, I am pretty satisfied ...with my stay here. I wish the prices for existing residents and new applicants were not too apart so that I do not have to move out!Property Manager Responded

Unprofessional management team
January 4, 2019I've lived here since Sep 2018. I move to Villa on the Boulevard only because the referral from my friend. But the management team has refused to provide the referral bonus as they committed on the website and has been delaying answering questions ever since I moved in. Very Pricey - Bad Security- Not Luxury
July 13, 2018The rent for this place is outrageous for the quality of construction materials and the amenities you receive. The parking is awful and you are charged an extra $125 a month to park in the garage. Many car brains have occurred. Homeless people come in to the outside area because it is not locked. Residents here are rude and lack common courtesy. Many act like they are living in a frat house. It is loud and the hallways are lined with garbage bagsProperty Manager Responded

Very pricey with some really annoying quirks

Good to move-in ONLY with specials
March 24, 2018Have been living here since they started leasing out last year. The amenities are nice, but all the fixtures, appliances, etc stuff used in the apartments is pretty low-end. Though the maintenance crew is super helpful, but have ended up with needing too much of their help with things to be fixed in my apartment, especially even though it was new. It took almost 8-10 visits to fix a bathroom fan inside the apartment. The appliances, like dishwasher or washer-dryer, need frequent checkups too. ...Also, for second parking, be ready to shell out extra $$$ no matter you are renting 2 bedroom apartment. Overall, the apartment is ok and the management staff is friendly and they try to do their best, but for the price you might pay without the move-in specials, there are many other better options out there with much better construction quality.Property Manager Responded
