Derogatory information includes but is not necessarily limited to the following: (1) one or more open collection accounts with the exception of medical collection accounts, (2) open bankruptcy, (3) one or more unpaid collection account which is not medical, (4) one or more collection “write-offs” within the last seven years, (5) more than three late payments within the last twelve months preceding submission of the application to rent, (6) more than six late payments in the last twenty-four months preceding submission of the application to rent, (7) one or more unsatisfied money judgments, (8) one or more unpaid tax liens, (9) foreclosure, (10) repossession, (11) Your FICO score must not be lower than 670, (12) Outstanding debts greater than $15,000, (13) Inability to verify credit information (14) Inability to verify your identity (15) If there is a credit history of the applicant, an inability to verify your credit history Automatic Disqualifiers: -Open bankruptcy -Negative rental history -FICO score lower than 670 -Incomplete or unsigned rental application -False information given on the application -Unverifiable information on your application -Not meeting rent-to-income ratio requirements -Not meeting credit history requirements of this rental criteria -Inability to pay rent in addition to current financial obligations -Unfavorable rental references -Expressing threatening or abusive behavior or language during the rental application/screening process -Prior or current eviction resulting in a judgment against the applicant within the last three years

January 1, 2023Good location close to the freeway, with gas stations. The grounds are always well-maintained. No pest problems, but my apartment was an upstairs unit. Property management is prompt with responses, attentive, and courteous. I'd give them five stars. Many of the tenants have children, so if that's you, they should have playmates. If you work the graveyard shift, or long hours, it might get a little loud in the summertime.Property Manager Responded

Ms. Jackie the manager is AMAZING!
March 11, 2020I have been a resident here for 4 years now, and seen many managers come and go. Since the owners took this property back over and hired Jackie this property has changed! She has worked hard alongside our onsite maintenance man Kieron to clean the place up and make it sparkle. The outside neighborhood is a little sketchy, but once you're in the gate its like an oasis. We have 24 hour onsite maintenance and a manager so issues get resolved fast!Property Manager Responded
