Chronic Mismanagement, Poor Security, and Neglected Maintenance — Avoid This Apartment Complex
January 14, 2026Overall, this management team shows a complete lack of accountability, transparency, and respect for tenants. If you value honesty, proper maintenance, and basic security, avoid this place. The problems here are not isolated — they are systemic. 1.The apartment complex may look acceptable at first glance, but living here quickly revealed serious and ongoing issues. Management was largely unresponsive and ineffective. Maintenance requests went unresolved for months, and communication consisted of ...vague responses and empty promises. There was no sense of responsibility or follow-through. 2.Package theft was a persistent and unresolved problem. Deliveries were frequently left unattended, and packages were stolen directly from my porch. This issue was reported multiple times, yet management took no meaningful action to improve security, adjust delivery procedures, or protect residents’ property. I was left to deal with the losses on my own. 3.After moving out, the situation became even more concerning. Following two final walkthrough inspections, I signed official paperwork confirming that the apartment was left in excellent, clean condition. Everything was approved and documented. However, four months later, I unexpectedly received a charge for an alleged “additional cleaning.” When I requested a detailed explanation or documentation to justify this charge, management failed to provide any clear or credible report. Based on my overall experience, this raised serious concerns about transparency and post-move-out practices. 4.The outdoor areas reflected the same lack of care. Common spaces and yard areas were dirty, poorly maintained, and frequently littered with dog waste. Regular upkeep appeared to be neglected, creating an unpleasant living environment. 5.The pool was also poorly managed. It was rarely cleaned, lacked proper supervision, and was often used by people who did not appear to be residents. There was no enforcement or monitoring, making it feel more like an unmanaged public space than a private amenity. Overall, this was not a well-run community. The issues I experienced were ongoing, ignored, and clearly part of a broader pattern of mismanagement. This review reflects my personal experience as a former resident, and it is not a place I would recommend to anyone looking for a safe, well-maintained, and professionally managed home.Property Manager Responded

Poor management
December 10, 2024DO NOT MOVE IN HERE IF YOU EXPECT YOUR SECURITY DEPOSIT BACK! As others have stated we had issues with management and maintenance when living here but my breaking point was when we went to move out. I moved in here with my girlfriend so I didn't see how the apartment looked before I moved in but I was told it was filthy, including cat food overflowing from under the dryer, a filthy fridge, dirty bathroom, and more. My girlfriend being the cleanest person I know already had the apartment as clean ...as it could be when I moved in a few months later. When we went to move out we did a deep clean of the apartment, there was no paint damage, no carpet damage, everything was basically spotless, so much cleaner than what she described when she moved in. We waited about 2 months for our security deposit and when we never received it we reached out to see what was going on. We were charged $632 for cleaning fees and paint touch ups, absolutely no photos or reasonable explanation included to explain these charges. Our deposit was $500 so this charge went $132 over, this amount was sent to collections without us being contacted about it. No phone call, no email, just a letter that was apparently sent but never reached us. I'm sure they do this because going through the court system for this amount is more trouble than it's worth for a lot of people but these charges were complete BS and I would recommend living anywhere else. Read the other comments, this is not an isolated incident. If you want to make things right return our security deposit.Property Manager Responded
December 17, 2024Thank you for sharing on your personal experiences with us as a former resident of Zinfandel Village. We strive to be transparent about our move out processes, including the potential charges that can be assessed from the security deposit at final accounting. We do not have notes in your file for the condition of your home at move in and we regret that we did not have the opportunity to rectify any cleaning needs. In general, homes need to be returned in move in ready condition to avoid cleaning charges and painting charges. Great Staff!
March 7, 2016I've been living here for nearly two years and love this place. The apartments are very nice and the area is as well, but the staff is what sells it. The office is quick to help you with any issues that may arise. (Which almost never happens) Recently, I misplaced a gift card that came in a little box, I must have dropped in when running from my car in the rain, and was quite upset about it. The next day however, I get a call from the office asking if maybe I lost something. I told them yes I ...lost a gift card that came in a little box. I couldn't believe that they figured out it was mine since it only had my first name written in it! One of the maintenance workers had found it and turned it into the office. September 15, 2015I've lived at zinfandel village for almost a year and absolutely love it. The staff is friendly, location is perfect and really, it's got everything! Full size washer and dryer, lots of cabinets and storage, updated units, pet friendly, fast maintenance response, pools, gym, tanning beds... seriously. The only reason I'll move is that rent goes up a lot more than my pay rate. I definitely recommend zinfandel village! :)Review from Apartments.com
Great Value
September 14, 2015I love the value of what you get for the amount of rent. This place is in a great location. Easy access to the Freeway, Restaurants, Shopping, Grocery stores, Parks, Athletic Facility, and more. It's very Convenient to Folsom, Roseville, Downtown, Arden, You name it. The Staff here is Awesome. Very friendly and helpful. They are available 7 days a week. Even Maintenance is 7 days a week. You can easily make requests online, and they typically have it fixed the next day. Speaking of online, we ...can also pay rent, water, sewage, and trash online. No more waiting in line for money orders!! The apartment itself is quite nice. The Kitchen, Living Room, and Dining Room space is an open floor plan that makes it easy to stay connected with family & guests. There is also a sizable Private Patio/Balcony space w/ Extra Storage. I absolutely love the Full Size Washer & Dryer inside the unit, and the Extra Storage above each machine. The bedroom is wonderful with a closet that runs along the entire length of the room. Plus, there is a full size Bathroom with a Tub & Shower. The complex has a couple of Pools/Hot Tubs, Fitness Facility, Free Wifi in the Business Center/Office, and a Tanning Bed. Decent Starter Apartment
August 5, 2015The apartments are alright. It's nice quiet area with some restuarants within walking distance, for anything else you'll have to drive. The apartment itself is decently sized and comes with washer, dryer, and fridge but they can definitely do with some updating. Maintenance requests for the apartment itself are usually handled within 1 day, but some of the more general amenities like the spa, have remained out of service for some time. August 1, 2015The apartment need to be updated for the amount of money you pay. Not enough parking for guest you have to save a parking spot for your guest. Swimming pool not clean, gym is small for the amount of residents. Tanning room not beneficial for all a spa or steam room would have been better. Management is helpful but,not regarding noise children's above you. I had to move to a different apt which was very unfair to me cost me more money.
