Negative rental history may be cause for an application decline – for example: consistent late payments, money still owed from prior tenancy, additional fees incurred. Requests related to prior tenancy may be made to verify rentability. 6. While a low credit score number does not automatically merit denial, applications may be denied where credit reports indicate financial delinquency. For example, debt collections, late payments on loans or credit cards, or current, ongoing financial debt may be disqualifications. 7. A criminal background check will be conducted. Certain criminal convictions will automatically merit denial of an application, including but not limited to: controlled substances offenses, sex-related offenses, violent offenses against person or property.
