Tenant Responsibilities: Lawn Care, Pest Control, Snow Removal, and Minor Maintenance Under the terms of this lease agreement, tenants are accountable for maintaining the property's outdoor appearance, managing pest-related issues, handling snow removal as needed, and addressing minor maintenance concerns. Specifically, this includes regular lawn mowing, edging, weeding, snow shoveling, salting or de-icing walkways when necessary, and general landscaping upkeep to ensure the yard and surrounding exterior areas remain neat and well maintained. Tenants must also arrange and pay for pest control services as needed, including treatment for insects, rodents, or other infestations that may occur during the tenancy. Additionally, minor repairs and issues, such as replacing light bulbs, changing air filters, unclogging drains, and other routine maintenance tasks, fall within the tenant's scope of accountability. These obligations help preserve the property's condition and ensure a pleasant living environment throughout the lease term. Maintaining Cleanliness and Preventing Damage Tenants are expected to maintain a clean and orderly household environment at all times. This includes actively supervising children to prevent damage to the property, such as writing, drawing, or marking on walls, doors, woodwork, or other surfaces. Parents and guardians must ensure that children do not engage in activities that could break, damage, or deface fixtures, appliances, flooring, windows, or any other components of the home. Any damage caused by children (including marks on walls, broken items, or other destruction) will be the tenant's financial responsibility to repair or replace. Establishing clear household rules and maintaining vigilant supervision helps protect the property and avoid costly repair charges at move out. Regular Maintenance Checks Tenant shall permit reasonable regular maintenance checks of the Premises as may be necessary to help ensure that the property remains in good condition and that any maintenance issues are identified and addressed promptly. Except in cases of emergency or where otherwise required by law, Tenant shall be notified at least 48 to 72 hours in advance of any scheduled inspection or maintenance visit. Such checks may include inspection of plumbing fixtures, heating and cooling systems, appliances, electrical components, smoke detectors, exterior areas, and other items reasonably related to the upkeep and habitability of the Premises. PET POLICY: Cats and small dogs under 35 lbs allowed. Max 2 pets. Requires a $250 pet deposit and $50/month pet rent. Laundry Machine Maintenance: $40 Monthly A $40 monthly fee applies for the maintenance and upkeep of the washer and dryer units. This fee covers routine servicing and necessary repairs to ensure the appliances remain in good working order.
